Application: Applicant: Location: R-Z005-35 David Wong (Siripoke residence) 884 S. Blaney Ave. Residential Design Review for an exception to have 5-foot sideyard setbacks to construct a new 2,698 square foot single-story residence. 2 Design Review Committee October 6, 2005 Design Review Committee decision final unless appealed. Staff member Chao explained that the current proposed new house development calls for a 5 foot side setback which is in exception to the current zoning of RI-6. The existing house has 6 foot side setbacks. The applicant, Mr. Wong, stated that the house design as proposed made good use of the lot and was consistent with the overall look of the neighborhood. If the side setback exception were to be denied, the house design would have to be elongated towards the rear which would be bad for the interior spaces of the house. Rear neighbors, Mr. and Mrs. Lawson, were concerned that the house design was to be 2 stories and that the existing rear plants would be removed. The house design is alright with them since the proposed development will be a single story residence, the distance from their common fence to the new house will be 26 feet and the plants and trees in the back yard will remain in place. Commissioner Giefer expressed concern for setting precedence in granting set back exceptions. She wanted to get measurements of the surrounding neighboring side setbacks before she could be comfortable making a ruling on this application. Chairperson Miller stated that of the neighboring homes he viewed, the side setbacks were 5 feet, but agreed with Commissioner Giefer's concerns. MOTION: Commissioner Giefer moved to continued R-2005-35 to the October 20, 2005 Design Review Committee meeting. Chairperson Miller None None 2-0 SECOND: ABSENT: ABSTAIN: VOTE: 2. Application: Applicant: Location: EXC-2005-15 Sue Modereger (Hewlett Packard) 11000 N. Wolfe Road Sign exception for the sign area for eight interior directional signs Design Review Committee decision final unless appealed. Staff member Jung explained that Hewlett Packard has been working with staff on an on-going re-signage program for their Cupertino campus. Due to the property's size many different signs are needed to direct employees, vendors and customers around the site to conduct business. The eight signs proposed are larger than the existing sign program allows. Staff member Jung suggested that several of the signs could be reduced in size so that the content of the signs was in better proportion to the actual dimensions of the signs. The Hewlett Packard representative, JoDee Raimondo, agreed with Staff member Jung's suggestion with the exception of one sign (#45). Chairperson Miller asked for clarification why the sign content couldn't be more proportional to the sign size. It was Ms. Raimondo stated that Hewlett Packard's international corporate 3 Design Review Committee October 6, 2005 sign program dictates the size of their directional signs and the font size on those signs, so they are unable to make the font size larger on a smaller sign. The eight signs in question are replacing existing signs that have deteriorated over time. The proposed replacement signs are slightly larger. Commissioner Giefer asked why Hewlett Packard wanted sign #45 to be such a large sign. Ms Raimondo explained that Hewlett Packard is requesting that size because it is on a heavily traveled through road on campus and are concerned that a smaller sign would not be easy to read. Commissioner Giefer wanted to know if Hewlett Packard had any plans on adding more content to the signs in the future. Ms Raimondo did not know for sure, but noted that signs have had their content changed in the past. Commissioner expressed concern that changing sign #46 to a smaller sign would cause it to not be very visible in the parking lot. Commissioner Giefer stated that she would like to see signs #45 and #46 remain as proposed and agreed with Staff member Jung to reduce the size of signs #49 and #50. MOTION: SECOND: ABSENT: ABSTAIN: VOTE: Commissioner Giefer moved to approve EXC-2005-15 with modifications. Chairperson Miller None None 2-0 Application: Applicant: Location: 3. EXC-2005-16 ABC Tree Farm (on former Hewlett Packard lot) Stevens Creek @ Finch Sign exception for an off-site sign Design Review Committee decision final unless appealed. Staff member Jung explained that this is an application for a temporary sign for a seasonal business that has operated on this site for many, many years. The lot is no longer available, so the applicant would like to erect a temporary sign to direct customers to its new location. The applicant asked that his application be approved as presented and stated that he has enjoyed working with staff on this proposal. Neither Chairperson Miller nor Commissioner Giefer had any questions or concerns, MOTION: SECOND: ABSENT: ABSTAIN: VOTE: Commissioner Giefer moved to approve EXC-2005-16.
