WHEREAS, the Santa Clara County Local Agency Formation Commission, by Resolution No. 8428 adopted the 12th day of September, 1984 has authorized the City of Cupertino to annex this uninhabited territory designated "Stevens Creek Boulevard 84_5" and described in Exhibit "A" without notice, hearing or election in accordance with Section 56439.5 of the Government Code; and WHEREAS, annexation has no significant environmental impact on the area; and WHEREAS, the City Council finds that it is to the best interest of the City and of the territory proposed to be annexed that the territory be annexed without public hearing; NOW, THEREFORE, BE IT RESOLVED that the territory described in Exhibit "A", attached hereto and made part hereof, is hereby annexed to the City of Cupertino. Facilities and -services are available to serve the proposed use. ANALYSIS: By creating new jobs, an office use would slightly increase the shortage of housing in the City of Cupertino. According to City staff , this unincorporated parcel and adjacent ones have always been planned for industrial and commercial use because of their proximity to Stevens Creek Boulevard. In order to better manage industrial growth, the City put a planned development overlay on the area . With this action, the city will be able to apply more stringent design standards and control the number of jobs with floor area intensity regulations . In light of these actions and considering the nominal impact on the jobs/housing ratio, Staff feels that approval is justified. RECOMMENDED ACTION : 1 . Approve one annexation 2 . Report - Comments MW DATE Item: Stevens Creek Blvd. 84-5 August 3, 1984 This is a project of .56 acres located on the south side of Stevens Creek Boulevard between Tantau and Finch Avenues. The site is part of a total of 160 acres that have been rezoned and prezoned from various districts to a "P" (Planned Development) zone. The purpose was to bring the various properties into consistency with the General Plan. The property is designated for office use with maximum floor space of about 8,000 square feet. Traffic The project site has an allocation of nine (9) one-way peak hour trips to serve the office use. With the employment of flex time, it should be adequate to serve the project. Jobs/Housing The project would generate about 27-30 employees. Cupertino has a shortage of housing units compard to jobs. This project would nominally increase this imbalance. Services/Facilities The City has adequate services and facilities to serve the project.
