Reso 2759 RESOLUTION NO. 2759 OF THE PLANNING CESSION OF THE CITY OF LINO RECOMMENDING APPROVAL OF A TENTATIVE MAP TO SUBDIVIDE 0.67 ACRES INTO SIX (6) PARCELS RANGING IN SIZE FROM 3,770 SQ. FT. TO 4,980 SQ. FT. Application No(s) . 25-TM-85 Applicant: DEBCOR Corporation Property Owner: DEBCOR and Associates Location: West side of Stelling Road, approx. 110 ft. North of Lilac Way Parcel Area (Ac) 0.67 FINDINGS AND SUBCONCLUSIONS: Approval is subject to the findings as set forth on Page 1 and subconclusions as set forth in the Minutes of the Planning Commission meeting of January 27, 1986. CONDn.ONS: 1-15. STANDARD COND1'r'.ONS Standard conditions to the extent that they do not conflict with special conditions enumerated herein. In the event that a conflict does exist, the special conditions as enumerated herein shall apply. 16. APPROVED EXHIBi`1S The recommendation of approval is based on Exhibit A 1st Revision of Application 25-'IM-85 except as may be amended by special conditions enumerated herein. 17. PRIOR APPROVAL Recordation of a the final map may proceed only upon final approval by the City Council of a change of zoning classification for the subject site to P (Planned Development) zone, and a Use Permit adopting a Definitive Development Plan as defined in the Planned Development Ordinance. 18. TREE PROrI'ECriON The applicant shall provide a plan for preservation of the existing specimen trees on the subject property which are depicted on Exhibit A 1st Revision. The plan shall include an evaluation from a Landscape Architect outlining the effects of construction activity upon the trees and detailing measures to ensure their survival, in accordance with Ordinance 778. - 2 RESOLUTION 2759 (25-IM-85) 01-27-86 Page - 3 - 19 PRIVATE DRIVEWAY COVENANT • The applicant shall record an appropriate deed restriction and covenant running with the land subject to the review and approval of the City Attorney, for all parcels which share a common private drive or private roadway with one or more other parcels as depicted on Exhibit A 1st Revision. Said deed restriction shall provide for the n -ecsary reciprocal ingress/egress easements to and from the affected parcels. Said easements shall be recorded at such time as interest in each affected parcel is initially sold or transferred to another party. A recorded reciprocal maintenance agreement to be reviewed and approved by the City Attorney shall also be required for all parcels which share a common private drive within the project. 20. DRIVEWAY AND DRAINAGE MODIFICATIONS The driveway shall be widened to 22 feet, and shall be given a name acceptable to the City's emergency services agencies. The proposed swale and headerboard at the edge of the driveway as depicted on the cross section diagram on Exhibit A 1st Revision shall be changed to curbing in a manner acceptable to the City Engineer. An onsite storm water drainage system and connection to a storm line extension within Stelling Road shall be provided as required by the • City Engineer. 21. SOLAR The applicant shall install plumbing chases to facilitate future solar water heating system installation. Installation of said solar system is optional. 22. DEMOLITION All existing structures on the subject site shall be demolished in conjunction with construction of the project.
