Hi Andy,
In order to have a meaningful conversation about a project and obtain feedback from the
community the first step is to be transparent.
I attended the Jan. 28, 2025 presentation at Quinlan Center via Zoom. I have copied the Luke,
Gian, the City Council and Planning Commission so they are aware that the public is being
misled. In the Mary Ave Villa slides, they only show a very small portion of Mary Ave in front of
the project. They do not show or clearly state that your plans are to
Not only use the public strip of land along the sound wall but also a portion of the street
(Mary Ave) for this project!
How much of Mary Avenue is being taken in feet? Can you post a diagram showing
it?
REMOVE ALL PARKING on the east side of Mary Ave

Also, on your website https://www.mary-ave-villas.com/project-details it says “some parking
will be removed along Mary Ave” and does not address the day-to-day parking needs that
people have who use the street parking (neighbors, Memorial Park users, Senior Center,
Westport residents due to lack of parking, etc.).
REQUESTS:
In all future presentations and on your website, please make it clear exactly how much
parking is being removed and where.
Show a diagram of all of Mary Avenue and how it will change.
Most importantly, several other suggestions were made to avoid removing parking.
Please take them seriously. There is serious inadequate parking already in this area.
Look at the dog park area (maybe a swap?)
Use more of the strip of land for west side parking?
I can’t remember the others.

Planning Department is working on developing Objective Standards for Design of buildings and
projects. I ask you to select a PC Chair and Vice Chair that are resident focused, who take a
balanced view to development, who weigh the needs of all and reflect the desires of our
community.

Dear Planning Commissioners,
During last nights’ Workshop on Objective Standards Asst. Director Connelley said they were
hoping to complete these standards within this next year. That’s a long time! If this slips, it
means these standards do not help our community. In light of that and the need for increased
public engagement, I urge you to try not to cancel meetings except for the following:
CANCEL THESE MEETINGS:
11/28/2025 day after Thanksgiving
12/24/2025 Christmas Eve
CONSIDER:
Either having 5/27/2025 (day after Memorial Day) or move it to the next day 5/28/2025
(Wed)
Consider holding your 2 August meetings or is that when staff takes their vacation?
During the Housing Element, the public, Planning and Housing Commissions and Council
were promised that the policies and procedures would be discussed at meetings and the
public would be able to provide input. This did not happen except via emails and at the end
when it was a done deal.
OBJECTIVE STANDARDS REQUEST: PLEASE have multiple, many meetings on objective
standards and how they can help mitigate mega projects.
Put this on your agenda multiple times.
Maybe have a progress report – doesn’t have to be detailed just a “where is the
city/consultant” at this week?
Look at
other cities examples; what works; what doesn’t
discuss different types of land use examples (pictures convey a lot of information)
provide multiple meetings where the public can understand, provide input, ask
questions
present the information differently each time in hopes of reaching more people.
Save the section of the PC meeting video that discusses this topic on a web page where
people can watch them all.
If staff is too busy, find a way to research this information and provide it. The Planning
Commission meetings, if held regularly, can provide a known avenue to disseminate this
information and gather feedback. Please use it!
