Subj: Report of Director's Decision Regarding a Minor Modification
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision to the
City Council and Planning Commission in time to allow any Council member or
Planning Commissioner to appeal the decision within fourteen calendar days.
Application
Application 38-U-97 (Mod.). Sunnyvale Lutheran Home has proposed minor architectural
modifications to previously approved elevations and floor plans.
Back~round
On January 12, 1998, the Planning Commission approved a use permit to construct 25,936 sq. ft.
of additional living units and support services for the Sunny View Manor, a continuing care
retirement community. The Commission also approved a remodeling of the adjacent Sunny
View West, an existing assisted living facility.
Description
The plans have been revised from the previously approved plans to add 218 sq. ft. to the
proposed assisted living building 10 and to add 67 sq. ft. to the aviary between buildings 10 and
11 of Sunny View Manor. The additional area in building 10 has been created by the addition of
four box bay windows (two on the north addition and two on the south addition) which are set
forward from the wall. Staff approves the new windows because they add some needed
architectural interest. The additional area in the aviary has been achieved through the
reorientation of the aviary.
The final plans have also been revised to include the addition of a single bathroom to Apt. 13 as
part of the remodeling of the Sunny View West apartments. Staff has no objections to this minor
change.
Action
The Director of Community Development approves the minor modifications discussed above.

PROJECT DESCRIPTION

SUNNY VIEW MANOR
1998
Sunny View Lutheran Home owns and operates two projects adjacent to each other in
Cupertino, California. Sunny View West is a low-income government subsidized project
of 100 units (HUD 202/8). Sunny View Manor is a continuing care retirement
community consisting of residential (78units) assisted living (22 units) and nursing (45
beds).
Sunny View proposes to add 33 new assisted living units in a two-story building that
connects the ends of the Center and East Wings (poppy and Daisy Lanes). A dinning
room and activity spaces will connect these wings in the middle and both will be
connected to each other by an enclosed haIlway that goes north and south between the
midpoint of these two building. Two existing studio units will be lost in Poppy Lane
when the new construction is connected to that wing.
One half of Daisy Lane wiIl be changed into a secured dementia unit at the assisted living
level of care.
After these units are completed, residents from the 12 existing assisted living front units
will be relocated. The current assisted living front will be remodeled into a therapy unit,
exercise room, wellness clinic and offices.
A second story will be added to the current main office area for additional offices.
Another level of dementia care will be provided in the existing nursing unit, taking
eleven beds at the end of Wing ill and creating a secure environment. In addition, the
unused old nurse's station, therapy room and utility room in Wing I will be will be
remodeled for an activity office/storage area and three additional beds - one private room
and one semi-private room.
Construction is expected to start in July 1998 and be completed in March of 1999.
