The Director reports his decision to the City Council and Planning Commission in time to allow any Councilmember or Planning Commissioner to appeal the decision within fourteen calendar days. Application Modifications to Sunset Idea House, ll-ASA-98, Unit 1 (Neighborhood 2), Lot 12 (tlAMMDN~ wAy) Description Several modifications to the Sunset Idea House are described in the enclosed list and shown on the enclosed plans. The approved elevation is shown above the proposed elevation. (Please note that some elevations may look different from the approved plans in areas where they are really the same, e.g., approved left elevation (top) shows detached office/garage and building permit elevation (bottom) does not. Discussion Staff has the following comments: Area of change #2, elimination of high window: Staff was concerned about the loss of the window, in that it provides interest to the front elevation. The architect explained that a change in the floor plan of the house altered the roof plan and created a conflict between the roofline and the window; the window could not be added to the plan without structurally redesigning the roof over the great room. The architect believes that they have not lost any design impact to the entry. Staff notes that the front porch railing was eliminated in the proposed changes and feels that the railing provides interest and should be retained. The applicant agrees to retain the railing. Change #7, height (not shown on the plans): The height of the house on the approved plans is 20 feet; the height on building permit plans is 21 feet, 6 inches. This height is still below the allowed maximum height of 23 feet for a single story. Action The Director approves the minor modifications, subject to the following condition: The front porch railing shall be retained.
