GENERAL CONDOMINIUM NOTES
1 . "Casa De Anza Condominium" is a map of a "project" as the term is defined in
Section 1350 (3) of the Civil Code of the State of California and the subdivision
depicted hereon is subject to the provisions of the California Condominium Act,
Title 6, Part 4, Division Second of the Civil Code.
2. Each of the Units 1 through 84 is an apartment and consists of the air spaces and
the use of the restricted common areas as designated on this map.
3. Each of the air spaces designated on the map by a unit number and "L", "S", and
"G" are air spaces within each unit, with Area "L" being the main living area,
"G" being the garage living area, and "S" being an interior stairway area..
The boundaries of each such apartment are the interior finished surfaces of its
perimeter walls, floors, ceilings, windows and window frames, doors and door
frames, and trim, and, except as provided in Note 4 below, such said apartment
includes the surfaces so described, the portions of the apartment building lying
within said boundaries and the air spaces so encompassed.
¢. The entire property and all buildings and all other improvements and structures
shown on this map, except Unit Nos. 1 through 84, as described above, is
"Common Area". The Common.Areo includes, but is not limited to, the real
property upon which the apartment buildings are located; sidewalks, walkways,
entranceways, gardens, landscape areas,, shrubbery and other plantings; the
water supply system and the sewerage disposal system located on the project,
,including pipes, sewerage lines and other facilities; the foundations, columns,
girders, beams and supports, roofs, and all bearing walls of the apartment build-
ings; the perimeter walls, floors, ceilings, windows and window frames, doors
and door frames, and trim around each unit, to the interior surfaces thereof; all
walls, floors, ceilings, corridors, and other parts of the apartment buildings that
are not within a unit; pipes, ducts, flues, chutes, shafts, chimneys, fireplaces,
conduits, wires and all utility installations wherever located, except the outlets
thereof when located within a unit; central heating equipment; all installations
of power, lights, gas and water existing for common use; and all other parts of
the project not within a unit.
5. The owner of each unit shall own an undivided interest in the corrimon areas.
6. All air space boundary lines intersect at right angles, unless otherwise noted.
7. Al I interior dimensions shown and elevations noted on Sheets 3 of 4 and 4 of 4
are to the finished interior surfaces of the walls, floors, and ceilings. Ceiling
elevations for airspaces "Ll" are to the bottom of the exposed wood decking.
Beams and areas above furred ceilings, which are one foot below the decking, are
excluded from the air spaces.
8. Each of the restricted common areas designated on the mop by a unit number and
"E" "Y" "D" "B" and "P" is a restricted commoaareo occurring in the-codo-
minium project, with Area] "E" being an. entry area, Area "Y" being a rear yard
area, Area "D" being a driveway area, Area "B" being a balcony area,and Area
"P" being a parking area. Use of the restricted common areas is restricted to the
owners of the apartment units, as shown in Table No. 1 .
9. The existing physical boundaries of each unit or of any unit reconstructed in sub-
stantial accordance with the original plans thereof shall be its boundaries, rather
than the metes and bounds expressed herein, regardless of vertical or lateral .move-
ment of the apartment building and regardless of minor variance between boundaries
shown herein and those of the apartment building.
10. Garage floor elevations in Table No. 2 of Sheet 3 of 4 are at the car entrance
ends. The opposite ends are 0.30 higher. Garage ceiling elevations are at the
underside of rafters at the outer side walls. The underside of rafters at the partition
between pairs of garages is 0.14 higher.
