The City of Cupertino Planning Division received an application (file number 8-
2008-29) for a Residential Design Review approval of a new two-story 4,060
square foot single-family residence located at 10460 S. Foothill Boulevard. This
application requires staff approval and neighbors within 300 feet are notified
with the opportunity to comment on the project.

Re: Response to Planning Review comments

The following are the responses to the Planning comments.
1. The proposed posts connecting to the wall along the front property line cannot exceed a height of 3'.
Plans show the wall at 3' and the posts higher. Both need to be no higher than 3'
Response: Lower down the post to 3' and wall fence at 2'-10". See sheet A.2.
2. Impervious services may not exceed forty percent of the front yard area. Plans indicate the
impervious surface exceeding this amount. In addition, the driveway seems to be off -center from the
garage door (a little further to the right side). Align the driveway with the garage door, and you will
be able to reduce the impervious surface in this area. Please reduce the impervious surface in the
circular driveway so it does not exceed 40% of the area in the front. Include calculations of this area
and pervious area.
Response: Revise the site plan and add the impervious area calculation on sheet A.2.
3. The site plan on sheet A.2 should include the location of the windows on the second floor and indicate
the area where privacy planting is required (shown by a 30 degree angle on each side window jamb
as noted in section 19.28.070 of the Zoning Code. Illustrate all proposed trees including species and
size. I am including a list that shows the privacy screening requirements.
Response: Add required information listed above on the site plan. See sheet A.2.
4. A new front yard tree will also be required for this proposed residence.
Response: Add a new 24" box St. Mary Magnolia tree. See sheet A.2.
S. Indicate on the site plan all existing trees including species and size and indicate whether being
removed or retained.
Response: Per the owner no existing tress other than large bushes (name unknown) in front of
the property which will be removed.
6. All of the above comments apply to the site plan page (sheet A.2). You may submit that sheet with the
revisions. I will require one full size and three reduced.
