We hereby state that we are the owners) of, or have some right, title, or interest in and to
the real property included within the subdivision shown upon the herein map; that we are the
only person(s) whose consent(s) are necessary to pass a clear title to sold real property; that
we hereby consent to the preparation and filing of said map and subdivision as shown within
the distinctive border line.
We hereby dedicate to public use and offer to dedicate to the City of Santa Clara all streets
and portions of streets not heretofore existing and designated as Woof.EY WAY shown upon
this map; said dedications and offers of dedication are for any and all public uses under, upon
and over said streets and portions thereof.
We hearby dedicate to public use easements with the right of ingress & egress and the right to
construct, repair, replace and maintain applicable structures & appurtenances under, upon & over
any area of land desginated as "P.U.E." (Public Utility Easement) as delineated & designated on
said map. Said areas or strips of land to keep open & free from buildings and structures of
any kind except applicable utility structures & appurtenances and lawfuil fences.
We also reserved as shown upon this map an easment for strom drainage purposes delineated &
designated as "P.S.D.E." (Private Storm Drain Easement) & "P.S.S.E" (Private Sanitary Sewer
Easement) for installation & maintenance of private storm drainage and private sanitary sewer
facilities, This easement shall be kept open & free from buildings & structures of
any kind except private strom drain facilites, irrigation systems & appurenances thereto, lawful
fences & all lowfull unsupported roof overhang. The maintenance & repair and or replacement of
private storm drainage facilites shall be the sole responsibility of the lot owners of lot i & the
remainder iat. Said easements are not offered nor are they accepted for dedication for public
purposes. A certificate of compliance or conditional certificate of compliance shall be required on
the remainder parcel at the time of sale. Lease or financing in accordance to section 66424.6 of
the subdivision map act and local ordinance. All fees shall be paid to the City of Cupertino &
required impovements shall be constructed per city standard at the time of application.
