Tentative Map to subdivide 0.618 acres into two single family residential lots of
approximately 11,703 and 14,016 gross square feet with an exception area of 1,211 square
feet in the City of Sunnyvale;
A Variance to allow a lot width of 55 feet in an R -1 zoning district where 60 feet is required;
Pre -Zone and Re -Zone 0.028 acres from the City of Sunnyvale to pre- R1 -7.5 and 0.590 acres
to R1 -7.5
Note:
The project description has changed slightly; the lost sizes have changed from 11,703 to
11,737 and from 14,016 to 13,982. The Applicant, Pam Yoshida, is representing the property
owners, Westwood Investments. The end of the Zoning application description has been
changed to add "from A1-43 to ". Future agendas and notifications will reflect these changes.

o New storm water drainage facilities will be built on the corner of one of the lots to
manage rain water run -off
o There are no endangered species on the lots
❑ Trees
• There are no protected on the lots
❑ Noise
o The development is subject to significant noise impacts from the abutting freeway
o A decibel reading of 61was taken at ground level
o The noise study recommends mitigating the interior noise levels by the use of
STC rated glass and insulation
o Mitigation efforts will be developed to address the external noise factor
Traffic
o An easement has been granted from an adjoining property to allow for the
driveway to open onto a new cul -de -sac
❑ Additional Discussion
o A Phase 1 Environmental Assessment has shown that historically there have been
no uses on the property that would require contamination cleanup
o Potential new development guidelines from the BAAQMB
