RECOMMENDATION: Staff recommends approval of ASA-2006-15, based on the model resolution. DISCUSSION The applicant proposes a 510 square foot addition to the rear of an existing duplex. The duplex is situated on a 10,339 square foot lot. The proposed addition will increase the lot coverage to 32.17% (maximum allowed is 40%). The addition conforms to the R2 ordinance. Staff has no concerns with the project. The proposal, at the proposed location, will not be detrimental or injurious to property or improvements in the vicinity, and will not be detrimental to the public health, safety, general welfare, or convenience; 2. The proposal is consistent with the purposes of this chapter, the General Plan, and zoning ordinance; 3. The project allows for variety in housing opportunities within the community while maintaining the existing neighborhood character; 4.
