Tentative Parcel Map Timeline
11/8/05- Planning Commission approved tentative parcel
map.
12/6/05- City Council denied neighbors'appeal,but
added more conditions.
Council Conditions of Interest:
• #2:limit Lot#1 building area to 3,000 square feet.
• #8:require that any development adhere to the RHS
zoning ordinance or R1 zoning ordinance,whichever was
more restrictive.
Background
• The project property is zoned R1-20
• At the time of the original subdivision in 2005,concerns were
raised about size of homes and tree removal.
• In 2007,the City Council adopted new hillside zoning
standards for 18 sloped R1 lots in the North Lindy Lane area.
• In 2011,the Council further amended the R1 Ordinance to
include standards for all R1 lots with slopes of 20%or greater.
• As a result,the applicant(Frank Sun)is requesting deletions of
Conditions#2 and#8 in order to be consistent with the new
R1 development standards.
