Planning Commission Hearing
On August 9, 2011, the Planning Commission
recommended approval (4-0-1 vote) of the proposed
project, including a Mitigated Negative Declaration
with the following changes to the draft resolutions:
• Limited parking to 13.5% of the shopping center
(versus proposed 15%)
• Clarified language in the architectural condition
• Removed the covenant requirement for Building
E's building entrances to face the street
Parking
• Project area- 625 spaces or 4.32 spaces per 1,000 s.f.
• Entire shopping center- 1,029 or 4.68 per ksf
• The Parking Ordinance provides alternative
parking considerations through a parking study
prepared by a professional traffic/parking engineer
• Parking study conducted by City's Consultant:
• Parking provided exceeds the 85th percentile for
similar shopping centers (4.30 per ksf)
• Parking provided exceeds parking survey rate
from other area shopping centers
