Conditional Use Permit
• Expand the existing Home of Christ assembly use
from the existing building at 10340 Bubb Road to
new building at 10420 Bubb Road.
• Extend existing prohibition of daycare centers,
schools and other sensitive receptors to 10420 Bubb
Road.
Parking Exception
• Sharing of parking between the two project lots.
• Both lots have existing vehicular and pedestrian
connections.
• Lot merger is not feasible since each lot has different
financing arrangements with different lenders.
Municipal Code Amendment
• Codify ML-rc(West Valley Industrial Park)regulations in the
ML zoning ordinance
• General clean up for discrepancies and inconsistencies with
State Law.
• Add existing church use and move technical colleges to
conditional uses.
• Prohibit land uses with sensitive receptors:Daycares,schools,
convalescent centers,specialized schools,etc.
• Allow auxiliary commercial uses to a ML-rc permitted land
use. Would allow the existing assembly use to have an
ancillary onsite book store or café if they served only
employees,tenants and patrons of the properties.

Recommendation
Planning Commission recommends approval of the project which entails approval of:
• A Negative Declaration for the project(EA-2011-02)
• GPA-2011-01 by Resolution No.11-181,regarding amending the General Plan Land Use Map •
from"Quasi-Public/Institutional"to"Industrial/Residential/Commercial"for 10340 Bubb
Road.
• MCA-2011-01 and
A)conduct the first reading of Ordinance No.11-2083:'An Ordinance of the City
Council of the City of Cupertino,which:
a)Repeals certain conditions referenced in Ordinance No.360:#13,#14,#15,
and#19 found in Planning Commission Resolution No.406,and Planning
Commission Resolution No.409 in its entirety;and
b)Modifies Exhibit"C'by adding:
1)Ancillary General Commercial uses as a permitted use;
2)Technical Colleges&Existing Churches approved with a CUP ss
a conditional uses
3)Daycare Centers,Schools,Convalescent Centers&other sensitive
receptors as prohibited uses;

15 Bubb Road shall be extended through the area to Stevens Creek
Boulevard with a ninety feet (90' )wide right-of-way except
that a less wide cross-section may be approved as a part of
the tentative map procedure, provided that the cross-
section includes four moving lanes with satisfactory
