Re : 22589 Alcade Road
Per owner ' s request , I visited the residence located at the
above referenced address . The scope of my visit was to
evaluate the structural condition of a small , undocumented
remodel in the dining- entry-kitchen area.
As presented on the attached sketch, a wall that originally
separated the entry corridor from the dining room ( hereafter
called wall 1 ) was removed. A second wall, originally
separating the kitchen from the dining room (hereafter called
wall 2 ) was also removed.
I inspected the attic above the subject area. The ceiling
• joists were parallel to the direction of wall 1 . No roof
braces were located in that area, therefor , since wall 1 was
not a bearing wall , no other measures were necessary.
Wall 2 was supporting ceiling joists and purlin braces .
A 4x14 df#1 was installed in lieu of the removed wall . The
attached calculations show the beam to be sufficient for the
given loads .
From the horizontal force resisting system point of view, both
walls , 1 and 2 were segments of long lines of wall , and is my
opinion that their removal will not significantly affect the
stability of the structure .
Using the opportunity, I walked trough the entire house . I did
not find any signs of distress . The structure , which includes
an older second story addition, seems to have performed well
over the time .
