It has been well established that the water enters under the foundation weight-bearing walloon the driveway side , left of the garage door. ' This -water seepage area is approxmiately seven feet or 80 in- ' ches from the garage door molding with a deepth of four feet from the garage floor. To check this seepage you must enter the crawl space adjacent to {.i.- the 'garage. '."_ The foundation & garage- floor sits down from the sloping ' +"+,< ' iground'',& 'the' foundation portion has a ' retaining wall . The distance of ' the , ' retaining wall from the house is 17 inches . This wall' is necessary to . , , redirect natural drainage around '.the house. For over 18 to 24 months a negative grading has existed on the founds- tion because of a" few oversights . ZFirst, the downspout tubing run-off had a. missing flow hole o in the curbing until this spring . Second , the drainage tube coming around the house was blocked . Instead of draining out to the asphalt driveway the 1 negative grade formed a dam. Third , the last foot & half of the retaining bed doesnot have / a concrete base but is backfilled with crushed stone encourages the flow of water to the wall foundation. The crushed stone part is new. All of these oversights have produced excess water pressure on this weight bearing foundation wall . The force of gravity has pulled the water down to the end of the L-keyed foundation wall and into the crawl space . The bottom of the foundation wall was found this week-end to be two feet below the inside footing . This portion of the foundation doesnot rest on solid ground . In fact large amounts of organic fermentation like mat- erial was found and removed , much more still remains . A sewage odor was strongly detected . A plastic white tubing 2" X 24'.' was found buried there under the foundation. COPY Page 2 December 2 , 1991 Since a drainfield trench to a old septic system was found at the • street edge of our home this new area with buble-like gritty matter and fowl smelling odor appears 'to be another drainfield trench. To check out our discovery we put 20 gallons of water outside on the new crushed stone bed covering the area just by the garage door . Most of the water was carried to the storm drain by the newly installed drainage system. But, my eyes and sense of touch told me that quite a lot of the water came down to this vulnerable deteriorating matter below our;'foundatiou. Itis important that you remove this unstable material and provide us with a firm and stable base. This can be done by packing the grade with topsoil or loam with some clay content. The objective being to drain sur- face water away from the foundation, not down through the added soil. The footings of both L-keyed walls (foundation & retaining) is two feet above the discovered drainfield trench. Therefore the outside drain- i:il! !',age tubing :'is also two feet above this deteriorating section of the foundation. : The rotting matter near the foundation needs to. be . removed ,•', '.'' and .repacked. 'To "prevent excess water pressure have been told that ' all retaining walls should have weep holes every fleet at there base (unless it ' s built of field stones laid without mortar) . I cannot understand why all the newly dug drainage trenches have been packed with crushed stone before connecting the crawl space draining tubing. • Can someone explain , this to mel ; This' letter follows my complaint to City of .Cupertino on '10-31-91 , and my letter of 11-22-91 , - to the Service Department, Landmark Property, Enclosed are area and detailed maps of my concerns . We found that the existing ground surface of the basement is too low. Outside of the building, the soils were too wet and too much water for plants; therefore, the • excess water seepage into the basement. We recommend that the french drainage system to be used. The french drainage system should be minimum of 12 inches wide, 2 feet deep with 4 inches perforate pipe covered by filter fabric and drainage rock. The inside of the building french drainage should be connect to the outside french drain and discharged to the street storm drainage system. The final location of french system and surface catch basin (if necessary) should be determined on job site during the contruction. We appreciate the opportunity to work with you on this project.
