Re: Floor Slab Moisture Barrier
Sunset Dream Home, Lot 1-12
Oak Valley Residential Subdivision, Cupertino, California
Harzo Project Ato: L840 -C
Dear Mr. Ables:
In accordance with your request, this letter addresses our opinions and recommendations
regarding the design of the moisture barrier for the foundation floor slab of the Sunset Dream
Home at Lot 1-12 of the Oak Valley Residential Subdivision Project in Cupertino, California.
We previously performed a geotechnieal investigation for the residential subdivision project, and
the results were presented in our repott titled, "Geologic and Geotechnical Investigation, Oak
Valley Residential Development, Cupertino, California," dated December 31, 1997.
In Section 4.2.1.2, Structural Slab Foundations. of our December 31, 1997 geotechnical report,
we recommended that a moisture barrier below the structural slab foundation consist of 4 inches
of free -draining rock, overlain by a 10 -mil thick impermeable membrane covered by 2 inches of
sand. We understand your structural design per plans by ATI Engineering Services, Inc., dated
September 14, 1998, calls for a 10 -inch thick foundation slab underlain by a 10 -mil thick
impermeable membrane covered by 2 inches of sand. A 12 -inch wide thickened edge will be
corisliuk.:leU nt ilie t uliiiicter of ine sl2b to-, Cut off"
,,C sand I;:yCr. „CL, l!_ -y -,oar .
present between the membrane and the underlying pad subgrade.
We take no exception to the elimination of the 4 -inch thick free -draining rock layer from the
plans, but note that the level of protection afforded by the moisture barrier will be reduced
simply by the fact that a level of redundancy of the protection is eliminated. We note that the
moisture barrier is installed not for structural reasons, but for cosmetic reasons: i.e., the effect of
moisture emissions on floor coverings such as vinyl or wood. Whether or not elimination of the
drain rock layer would have a"significant future effect on floor coverings cannot be readily
determined.

Any effect on floor coverings would depend on multiple factors, including (1) the moisture
sensitivity of the floor covering and the glue which binds the covering to the concrete; (2) the
thickness of the concrete slab; (3) compaction of the soil adjacent to the edge of the foundation;
and (4) the amount of water seepage below the floor slab, if any, due to water sources such as
landscape irrigation water or surface runoff.
The recommendations presented in this letter were made in accordance with generally accepted
geotechnical engineering principles and practice. Should you have any questions or require
additional information, please do not hesitate to contact us.

Re: Earthwork and Foundation Observation and Testing Services
Sunset Dream Home, Unit I, Lot 12
Oak Valley Residential Development, Cupertino, California
Harza Project No.: L840 -C
Dear Mr. Able$:
In accordance with your request, we have provided earthwork and foundation observation and testing
services for the Sunset Dream Home at the Oak Valley residential development, Unit 1, Lot 12, in
Cupertino, California. We previously performed a geotechnical investigation for the development, and
the results were presented in our "Geologic and Geotechnical Investigation, Oak Valley Residential
Development, Cupertino, California." dated December 31, 1997.
SCOPE OF SERVICES
The scope of our services included observation and testing of the earthwork operations to properly
• prepare the building pad for the Sunset Dream Home in accordance with the project specifications. In
addition, a representative of our firm was on-site to (1) observe the subgrade for the structural slab
foundation to confirm that the bearing materials were as anticipated per our geotechnical investigation.
(2) check the installation of slab foundation reinforcing steel, (3) observe foundation slab concrete
placement, and (4) recover samples of slab foundation concrete for future strength testing.
FIELD OBSERVATION AND TEST RESULTS
Observation and field density testing were performed in September 1998 during the preparation of the
Sunset Dream Home building pad. The results of our observations and confirming field density test
indicated that the slab foundation supporting soils were essentially as anticipated per our geotechnical
investigation. and the finished building pad subgrade was compacted to the required minimum 95
percent relative compaction. On January 8. 1999- the slab foundation reinforcing steel was inspected.
and compliance to the project plans and specifications confirmed. Placement of foundation concrete
was also observed on January 8, and a toial of six concrete cylinder samples were cast and returned
to our laboratory for future compressivestrength confirmation testing.

Specific results of field density testing, and laboratory soil compaction and concrete compression
testing will be included in a future grading and concrete test report.
SUMMARY
Based on our field observations and test results, it is our opinion that:
• The Sunset Dream Home building pad was prepared in general accordance. with our
geotechnical recommendations and the project specifications;
• Foundation steel reinforcement was placed in general accordance with the project plans and
specifications; and
• The slab foundation concrete was placed in general accordance with the project, plans and
specifications.
We have employed accepted engineering and testing procedures, and our professional opinions and
conclusions are made in accordance with generally accepted geotechnical engineering principles and
practices. However, we do not undertake the guarantee of the construction. nor do we relieve the
contractor of his primary responsibility to produce a completed project conforming to the project plans
and specifications. If you, have any questiiins concerning our observations or test results, please call.

I reviewed the proposed change from two forced air heating units at the main house to three forced air units. All
other energy features are to remain the same.
If the third unit has the same efficiency and duct location as the first two forced air units, then the energy
compliance margin will not change. The house will still be in compliance with the Energy Standards with the
same margin as shown on the previously prepared documentation. There is no restriction on the number of nor
size of furnaces that can be installed in a house. Energy compliance is based on the efficiency of the units and as
long as the units meet the efficiencies used in the calculations, the house is still in compliance. If furnaces that
have better efficiencies are installed, then the house will show a better compliance margin.
Please call with any questions or commcnts.
Truly,, J
