This letter confirms the decision of the Residential Design Review Committee, given at the
meeting of December 1, 1999, approving an exception to add 912 sq. ft., including a second
story, to an existing single family residence, according to Residential Design Review Resolution
No.4.
Please be aware that if this permit is not used within one year, it shall expire on
December 1, 2000.
Also note that an appeal of this decision can be made within 14 calendar days of the decision. If
this occurs, you will be notified of a public hearing which will be scheduled before the City

RESOLUTION 4
OF THE RESIDENTIAL DESIGN REVIEW COMMITTEE OF THE CITY OF CUPERTINO
APPROVING A TWO-STORY, 912 SQUARE FOOT EXPANSION OF A 2,450 SQUARE FOOT
SINGLE F AMIL Y RESIDENCE, RESULTING IN AN F.A.R. OF 44% AND AN EXCEPTION TO
CONSTRUCT A SECOND STORY DECK AT THE REAR OF A PROPOSED RESIDENCE, IN
ACCORDANCE WITH CHAPTER 19.80 OF THE CUPERTINO MUNICIPAL CODE
SECTION I: FINDINGS
WHEREAS, the necessary public notices have been given in accordance with the Procedural
Ordinance of the City of Cupertino, and the Residential Design Review Committee has held one or
more public hearings on this matter; and
WHEREAS, the applicant has met the burden of proof required to support said application; and has
satisfied the following requirements:
l) The project will be consistent with the Cupertino Comprehensive General Plan, any applicable
specific plans, zoning ordinances and the purposes of this title.
2) The granting of the special permit wiU not result in a condition that is detrimental or injurious to
property or improvements in the vicinity, and will not be detrimental to the public health, safety or
welfare.
3) The proposed addition/home is harmonious in scale and design with the general neighborhood.
4) The proposed addition/home is generally consistent with design guidelines developed by the
Director of Community Development.
5) The proposed addition/home will not result in significant adverse visual impacts as viewed from
adjoining properties.
6) The deck design is such that it decreases privacy intrusion to adjoining properties to the greatest
extent. The additions of landscape screening will adequately screen views to the adjacent
properties.
NOW, THEREFORE, BE IT RESOLVED:
That after careful consideration of maps, facts, exhibits, testimony and other evidence submitted in this
matter, the application for a 912 square foot expansion to an existing 2,450 square foot single family
residence and a second story deck exception is hereby approved subject to the conditions which are
enumerated in this Resolution beginning on page 2 thereof; and

That the subconclusions upon which the findings and conditions specified in this resolution are based
and contained in the public hearing record concerning Application 6-RDRC-99 set forth in the Minutes
of the Residential Design Review Committee meeting of, December 1, 1999, and are incorporated by
reference as though fully set forth herein. .
