Residential Design Review for a new 3,639 square foot residence.
Design Review Committee decision final unless appealed
Staff Presentation: Gary Chao, Assistant Planner, explained that the project conforms to
the design guidelines and the zoning ordinance and is compatible with the existing
neighborhood. Privacy protection trees will screen all of the second story windows and
the applicant will need to record a covenant on the property to protect and maintain the
trees. Staff recommends approval.
Chairperson Auerbach asked Mr. Chao if the applicant is required to do any street
frontage improvements.
Dick Fang, applicant, explained that in the past, Public Works has asked him to install
new curbs and gutters in the street. Mr. Fang stated that he has already incorporated
this into the plans. Chairperson Auerbach suggested to Mr. Fang that if Public Works
required him to install a light and if it is not consistent with Monta Vista, perhaps he
could appeal to the Planning Commission.
Valerie Whitehill, 21841 San Fernando Avenue, stated that the street is very narrow and
sidewalks would make passing and parking along San Fernando Avenue even more
difficult.
