Sage Court Cupertino, Ca. 1995 Remodel
Mr.James Parivash:
At the request of your agent, Mr. Amir Shahkarami, an inspection
of the subject property was made by the undersigned. The
inspection was made on April 15, 1996 to examine the construction
of the subject residence. The existing one story residence was
built approximately 36 years ago and appears to be in good
condition. The wood framed roof system is 2x6 rafters @ 24"o.c.
with a wood shake roof over spaced sheathing. The stud walls are
2x4 @ 16" o/c with 1/2" gyp board interior finish and stucco
exterior. The floor is raised wood framing with perimeter
footings.
In 1995, you engaged LAPCO Construction Co. to perform a remodel
of the Kitchen, Dining and Living rooms. Several interior walls
were removed that were supporting ceiling framing only. New 4x10
Ceiling beams were installed to supportthe ceiling loads, and new
2x8 ceiling joists @ 16"o.c. were installed across the dining
room( 17 ' span) . Four (4 ) new 20 amp electrical circuits were
added with six ( 6 ) recessed ceiling lights and two( 2 ) new duplex
outlets with a GFI outlet near the kitchen sink.
No additional square footage was created by the remodeling. All
framing appeared to have been done in a workmanship like manner.
Based upon my inspection, review of photographs taken during the
construction and subsequent analysis of the ceiling beams and
ceiling framing, I have. determined that the 1995 remodel was
constructed in accordance with the Uniform Building Code and all
other applicable City ordinances in affect in the City of
Cupertino at that time. I therefore recommend the issuance of a
permit and final approval of the 1995 remodel .
