SUBJECT: 877 E. Estates Drive Residence
Cupertino, California
Dear Sir or Madam:
At the contractor's request I have inspected the rough framing of the subject residence.
Here were the required repairs:
• The post next the service door in the garage it was inadequate.
Repair: Replace the post and support the header with HH4 hanger.
• The top of the right side of the rear wall of the garage is sloped and the top plates were
not continuous.
Repair: Install a MST48 strap on blocks a the lowest level of the top plates starting from
the right side corner of the wall.
• The blocks between the second floor joists supporting the holdown from above were
not adequate.
Repair: Install 6x12 blocks connected to the joists with (8)A35
• The house rear wall has the top plates at different levels and they were not
interconnected.
Repair: Install blocks at lower top plates level and install a MST60 strap to blocks and
the adjacent window header.
• The king studs above the several holdowns were not continuous.
Repair: Replace the studs with full height king posts tied to the holdowns. Nail the
trimmers with 16d @ 4" o.c. Install ST18 between the king posts and trimmers to
transfer the shear from plywood to the holdowns. Relocate the hodowns as required
using approved epoxy.
• The front of the second floor was not well connected to the beam in the garage, as a
collector.
Repair: Provide A35 @ 12 o.c. between the second floor and top plates and a MST48
between top plates and beam F4.
• Vertical tie to wall above on beam F4 was missing.
Repair: Install a vertical MST48 between wall and beam.

i A horizontal strap must tie the second floor to shear wall SW6.
i� Repair: install a ST6236 at SW6 to floor joists.
I have reinspected the contractor's work and the repairs were performed as required by this
letter.
Also I have inspected the installation of the relocated epoxied holdowns and they were installed
according to the manufacturer's recommendations.
At the plan checker's request I have analyzed the lateral loads path and the two shear walls
located on the sides of the entry,that transfer the loads to the footings, are resisting 70 percent
of the base shear.
