Parking - 129 underground parking spaces available.
Protecting the oak tree: The parking garage is 10 feet away from the drip line.
Proposing to remove the existing trees to make room for the parking garage.
Mitigation needed for replacement.
The applicant is working with Larry Cannon for architectural details. (Tower
element, entry, pitched roof element).
Possible building materials/color alternatives.
Traffic study showed no significant traffic impacts.
A condition will be in place to have guests re-register after the 29~' day of stay at
the hotel.

The following items were discussed:
Visual Impacts:
o Need more trees in the front yard area, possible Coast Live Oaks.

Staff is asking the applicant to explore other options to detach the garage
similar to the original proposal, to get rid of the cut in the retaining wall,
or lower the garage.
o Less visual mass than the original proposal.
Geology/Soils:
o Needs more review from the geologist.
Trees: 10 Coast Live Oaks are being retained.
Staff is recommending a Mitigated Negative Declaration to reduce the visual
mass of the house. Those conditions would be to detach, reverse or lower the
garage and plant 2 Coast Live Oaks in the front of the house for screening.
