SUBJECT: Residential Addition at 22100 Rae Lane
Dear Mr. Salvador,
At the request of Ms. Melissa Huang, I made an on-site Inspection of the single family residence located
at 22100 Rae Lane,Cupertino, California. The purpose of my Inspection was to evaluate the on-site soils
and to make a recommendation for the foundation which will be used to support the addition to the
subject residence.
SITE CONDITIONS
The subject site is located in the Central portion of the City of Cupertino adjacent to the edge of the
Monte Vista Fault Zone. Single family residential use surrounds the site. The area is essentially flat. A
single family residence is situated on the site. The existing residence is approximately 60 years old.
PROPOSED ADDITION
A site plan is attached showing the location of the proposed and existing structures and existing natural
drainage. The property slopes northerly at less than two(2) percent average gradient in the proposed
addition areas.
The purpose of the addition is to build an attached garage to the existing single family residence. The
existing structure Is 2527sf and will be increased to 2982sf with a 545sf attached garage. The existing
detached garage will be converted to a secondary unit. The existing structure is 624sf and will be
increased to 800sf. All addition will remain one-story and match existing structure and roof pitches.
Please see attached elevation plan.
The estimated construction cost of proposed addition Is$150,000. The estimated foundation
construction portion of that cost is$15,000.
SOIL
Surficial soils at the site consist of silty,fine to medium sands with gravel. Generally,the upper 6-inches
to 8-inches are loose. The surficial soils are underlain by dense to very dense silty sands.
The conditions of existing frame and stucco structures as well as concrete driveway are good with no
signs of differential settlement or slope instability.
From a soil and foundation engineering standpoint, it is our opinion that the site is suitable for the
proposed addition.
FOUNDATION RECOMMENDATION
The proposed additions may be supported on conventional continuous and/or individual spread footings
bearing on natural,undisturbed soil or compacted fill. All new footings will imbed a minimum of 12
inches below rough pad grade and/or at least 18 inches below original natural grade. The concrete
perimeter footings will contain a#4 rebar in the top and bottom portions of the footing. Interior spread
footings must also imbed 12 inches below any adjacent grade.
All footings can be designed for allowable bearing pressure of 2,000 pounds per square foot for dead
loads, 2,500 pounds per square foot for combined dead and live loads,and 3,000 pounds per square
foot for all loads including wind or seismic.
These allowable bearing pressures are net values;therefore,the weight of the footing can be neglected
for design purposes. Footings should, however, have a minimum width of 12 inches.
The existing soil will easily support 1,000 pounds per square foot of bearing pressure. The minimum
standards of the current edition of the Uniform Building Code are used in designing and constructing the
addition.
Expected total and differential settlements under the proposed loading conditions should be negligible.
The proposed slab-on-grade floor may be supported directly on prepared natural soil or on compacted
structural fill.
SEISMIC CONSIDERATIONS
The Monte Vista and San Andreas Earthquake will likely cause severe ground shaking during the lifetime
of the structure. During such an earthquake,the danger from fault offset through the site is slight, but
strong shaking of the site is likely to occur.
GRADING AND DRAINAGE CONSIDERATIONS
Positive surface gradients should be provided adjacent to the proposed residences so as to direct
surface runoff and roof drainage water away from foundations and slabs toward suitable discharge
facilities. Ponding of surface water should not be allowed adjacent to the structures.
FOUNDATION INSPECTIONS
Following structural foundation excavations, but prior to concrete placement, my office shall be
contacted for purposes of inspecting and verifying the actual adequacy of supporting soils.
