Development Permit to allow the demolition of an approximately 20,000 square foot existing
commercial building and the construction of a mixed-use project consisting of 89 apartment units
and a 7,000 square foot commercial building;
Architectural and Site approval for a new mixed use development consisting of 89 apartment units
and a 7,000 square foot commercial building;
Tree Removal Permit to allow the removal and replacement of approximately 57 trees to facilitate
the construction of a new apartment complex.

Location: 10159 S Blaney Ave (Lake Biltmore Apts)
Development Permit to allow the construction of 12 new residential units at an existing apartment
complex;
Architectural and Site approval for 12 new residential units at an existing apartment complex;
Tree Removal Permit to allow the removal and replacement of approximately 5 trees to facilitate
the construction of two new apartment buildings
❑ Traffic
o Per a traffic analysis study, there are no new traffic impacts
o The proposal includes 72 parking spaces under Building A
o There will be dedicated parking spaces for the retail portion of the development
o There will be 129 parking spaces for the entire complex, calculated at 1.8 spaces per unit
❑ Air Quality
o There are no new air quality impacts
o Standard mitigation efforts will be imposed during the construction phase to
limit/reduce dust and noise
❑ Trees/Landscaping
o 53 trees are proposed for removal,2 of them are specimen
o The replacement plan is consistent with the City's Tree Ordinance
o There will be landscaped, open space areas within the complex
o A park in-lieu fee will also be paid
❑ Additional Discussion
o An Initial Study has been completed, there were no significant impacts
o Standard construction mitigation efforts apply; awareness of wildlife habitats,
archeological discoveries, soil compaction, asbestos testing/abatement, noise and storm
water management
o A School Impact Study indicated the new development could generate about 40 new
students into the districts
o The complex consists of 50% one bedroom units and 50% two bedroom units
