Subject: Director's Minor Modification, DIR-2012-24, to revise a previously approved two-
story, 2,899 square foot single-family residence (R-2012-12) to add 82 square feet to
the second floor at 21901 Almaden Avenue.
Chapter 19.132 of the Cupertino Municipal Code allows for administrative
approval of minor changes in a project. The Director reports his decision to the
City Council and Planning Coininission in time to allow an appeal of the
decision within fourteen calendar days.
DISCUSSION
The applicant is requesting a modification of a previously approved Two-Story Permit (R-2012-
12). The proposed changes are listed below:
• Addition of 82 square feet at the rear of the existing second floor to align with the existing
rear wall line
• Reduction in size of two east-facing first floor windows, a south-facing second floor
window, and a north-facing second floor window
• Enlargement of an east-facing first floor window, an east-facing second floor window, and a
west-facing second floor window
• Change from a rear sliding door to a French door on the first floor
• Change to the column style of the front porch
• New metal garage door
The proposed changes comply with the Single Family Ordinance and do not significantly alter
the originally approved house design. Adjacent property owners were notified of the proposed
changes and no comments were received.
ACTION
The Director of Community Development deems the modifications minor and approves the
proposed changes subject to the attached plan set. All other conditions of Residential Design
Review approval R-2012-12 shall remain in effect.
This approval of the modification is effective July 12, 2012. The fourteen calendar day appeal
period will expire on July 26, 2012.
