A resident was concerned about the office space proposed for the former IHop Restaurant site in Santa
Clara. She wanted to know if Cupertino would be required to provide housing units for the proposed new
development even though it's in a different city. Aarti Shrivastava, the Community Development Director
said that cities are supposed to plan for expected growth near transit in their areas to be sustainable. She
was not aware of any requirement for Cupertino to have to provide housing for another city's office
project.

Modifications to a previously-approved Master Use Permit (U-2008-01), Architectural and Site
Approval (ASA-2008-06) and Tree Removal Permit (TR-2008-08) to amend the master plan for a
mixed use development to allow for a 180 room hotel; 78,700 square feet of retail space; 289,750
square feet of office space; 143 senior age-restricted condominium units; 60,000 square feet of
athletic club and/or additional retail space; and an alternate plan for a 105 unit market-rate
apartment complex in lieu of the 60,000 square foot athletic club/retail space; removal of a total of
84 trees and relocation of 13 trees; and modification of the master Architectural and Site Approval;
Architectural and Site approval to allow the construction of two office buildings consisting of a
total 289,750 square feet; ten retail buildings (shops 1-7 and Pads 1-3) totaling 62,200 square feet; a
parking garage with underground parking and four levels of above ground parking; and a 5 story,
180 room hotel as part of the Main Street Mixed-Use Development Project;
Tentative Map Permit to subdivide 3 parcels (approximately 18.7 acres) into 6 fee simple parcels
and 143 senior age-restricted condominium units

o There are no new traffic impacts
o The proposed changes to the project would reduce the average daily trip count
o Reduced from 13,751 trips to 10,938 trips,increase in am peak trips and a decrease in pm
peak trips
❑ Air Quality
o There are no new air quality impacts
o There is an increase in parking spaces with the proposed changes
❑ Trees/Landscaping
o The common"green" space area is slightly larger
o The tree removal and replacement count has not changed from the original proposal
o The development will not impact the dry Calabasas creek bed
❑ Additional Discussion
o If the proposed 120 unit, studio & one bedroom only, apartment building is approved,
the school district's consulting firm concluded that the site would generate 32 new
students
o C3 requirements will be met to manage storm water runoff and mitigate any potential
flooding
o There may be an abandoned well on site that needs identified and capped or filled
