Applicant: Mark Creedon (Byer Properties)
Location: 20568-20840 Stevens Creek Boulevard
Sign Program for the Crossroads Shopping Center;
Sign Exception to allow the relocation of an existing landmark sign at the shopping center
Design Review Committee decision final unless appealed.
Staff Member Schroeder explained that the Director usually approves Sign Program applications, but
since this application also involved the relocation of the existing landmark sign, the approval fell to
the Design Review Committee. The shopping center is currently undergoing major renovations. The
proposed sign program contains all the requirements and standards of signage as prescribed by the
Sign Ordinance. Current and future tenants will have to install their signs according to the Sign
Program should it be approved. This comprehensive Sign Program makes allowances for deviations
from the Sign Ordinance in the instances where there are special circumstances or the store frontages
are unique and the signs demonstrate unique characteristics and high quality. Some examples are for
2 wall signs where 1 sign is allowed for businesses with 2 frontages, 4 wall signs where 2 are allowed
for the future Islands tenant, 2 wall signs (one on the east and one on the west side) for the future
muti-tenant on Pad E, and one additional ground sign to provide visibility for the tenants toward the

rear of the shopping center. The applicant is also proposing to relocate the landmark sign 38 feet to
the west of its current location in a median planter at the entrance of the center. The relocation is
necessary due to the location of Building Pad E and the associated sidewalk and street frontage
improvements. The sign has been designated a landmark sign due to its unique architectural style.
The sign will also be slightly updated with paint and lettering to better conform with other, existing
and future signage at the center. Staff supports the moving of the sign and the adoption of the
proposed Sign Program.
Commissioner Sun asked if signage was included in the City Council denial of a project in November
of 2011. City Planner, Gary Chao, explained that the City Council’s denial was of an appeal, not a
denial of the remodeling of the center. The appeal was denied. Staff Member Schroeder explained that
the intent of the sign program is to ensure consistency throughout the shopping center.
The applicant spoke that they have enjoyed working with Staff and are happy to answer any
questions. Commissioner asked the applicant if the tenants were asked to provide input/concerns
about the new sign program. The applicant stated that the tenants will all be able to have their store
names listed on the new signs, which is something they didn’t have before. City Planner Chao said
that the tenants have expressed concerns in the past that they were under-represented, so this new
program will work better for everyone.
Commissioner Sun said that as long as the tenants do not have a problem with the program, he
doesn’t either. Chair Miller also liked the program. He liked the designs and colors and all the tenant
representation.
