Application No.(s): Applicant: Location: R-2008-19, EXC-2008-10 Mohsen Jalili 10310 Moretti Drive Residential Design Review for a new two-story 2,385 square foot single family residence and an Exception to the Single Family Residential Development regulations to reduce the required 10 foot surcharge to 4.5 feet at the new residence Design Review Committee decision final unless appealed. Staff member Gross explained that the applicant is requesting the exception due to the odd shape of the lot. The applicant is proposing to construct a new 2,385 square foot residence with a second story. Since the lot tapers to the rear, the applicant will need to 2 Design Review Committee July 3, 2008 have the required second story setback requirement excepted in order to accommodate upstairs bedrooms for the family. The proposed design is consistent and compatible with other homes in the area. She also explained that exceptions have been granted in these situations for other homes on challenging lots. Commissioner Brophy asked for clarification of the setback measurements and of the public hearing noticing radius. He noted that an exception for the second story construction in these situations has been granted in the past. Chairperson Giefer wanted to make sure the shed in the rear yard was going to be removed as it was too close to the fence. She asked what sort of alternate design ideas had been researched so as to not need the surcharge setback exception. The applicant said they had looked at a few designs, but really wanted to have all the bedrooms on the second floor to keep the children together. She wanted to make sure there was enough room from the property line to plant trees to ensure privacy screening for the neighbors. A resident spoke in favor of the new home design. Commissioner Brophy had no concerns• with approving the application, especially since a presidence has already been set. Chaiperson Giefer was not in favor of this type of exception, however, she understood the challenges of building on a lot of this shape. She hoped that the upcoming discussions regarding first floor to second floor, floor area ratios would make this type of exception rare. Since there were no objections from the neighbors, she also approved the application.
