This is a non-bearing wall. Therefore, the new opening is acceptable From owner's description,the furred wall at the fireplace was construct with 2x4's with '/2" gypsum board and cement board at new tiles. At the bathrooms,there was Wonder board over moisture resistant paper with tile finish. Based on given information,we feel that that construction meets the industry standard. It is located in the middle of garage. The stair is only few feet into the garage.After reviewing my own design. The TS is over killed. Therefore, I changed the supporting members to sawn lumber. The 4X6 flat supporting a non- bearing and spanning only 36" +/-. The 2-2X10 header supporting the floor joist has the same span. These two members should be adequate. 4.
