Location: 10121 N. Foothill Blvd
Development Permit to allow the demolition of an abandoned automobile service station and
construct six residential units, including five hive-work units with detached workspaces, along
with associated site and off-site improvements;
Architectural and Site Approval to allow the demolition of an abandoned automobile service
station and construct six residential units, including five live-work units with detached
workspaces,along with associated site and off-site improvements;
Tentative Map to subdivide a .66 net acre parcel into six residential lots and one common area lot;
Tree Removal Permit to allow the removal and replacement of five Monterey Pine trees;
Rezoning of a .87 gross acre parcel from Planned Development General Commercial - P(CG) to
Planned Development General Commercial and Residential-P(CG, Res).
❑ Hazardous Materials
o The site's prior uses have caused. soil contamination and has been deemed a Hazard
Materials site
o The property has been undergoing clean up and is currently in a "case closure" status
o The County's Department of Environmental Health and the Santa Clara Valley Water
District will be overseeing the remaining remediation process and additional soils
sampling and testing
o Prior to any grading or demolition, reports must be submitted and approved to
demonstrate that the project site poses no safety risk.to the future residents (a Health
and Safety Plan, a Site Remediation Plan and a Site Management Plan)
❑ Trees/Landscaping
0 5 trees are to be removed and replaced with 55 trees planted on and off site
o 35 shrubs will be planted along the perimeter to provide privacy screening
o The trees will be removed after nesting season and replaced in accordance with the Tree
Ordinance
❑ Archeological/Cultural
o There will be a Stop Work Order in the construction documents should any artifacts be
discovered on site
❑ Air Quality
• Standard mitigating measures will be in place during construction to reduce dust
• During demolition, asbestos will be removed per standard Hazardous Materials
Handling requirements

o The project will need to meet the C3 requirements for storm water treatment
• Noise
o Standard mitigating measures will be in place.during construction
o The new residences will have sound rated windows installed
• Additional Discussion
o The developer will need to pay park and school impact fees
