Residential Hillside Exception to allow a 2,986 square foot single family residence to be
constructed on a slope of 30% or greater(Lot A);
Tree Removal Permit to allow the removal and replacement of 5 trees to facilitate the construction
of a new single family residence (Lot A);
Residential Hillside Exception to allow a 3,185 square foot single family residence to be
constructed on a slope of 30% or greater(Lot B);
Tree Removal Permit to allow the removal and replacement of 3 trees to facilitate the construction
of a new single family residence (Lot B);
Residential Hillside Exception to allow a 3,186 square foot single family residence to be
constructed on a slope of 30% or greater (Lot C);

o The proposed homes are near the Monte Vista fault line
• The consulting geologist recommended that the piers of the homes be drilled to set on
bedrock
• The site drainage will be funneled into a downhill, slow release retention chamber
• The lot does not pose a landslide hazard
❑ Trees/Landscaping
o There are 22 trees located on site, 8 of them are protected.
o All trees removed, will be replaced in accordance with the Tree Ordinance
❑ Noise
o Standard mitigating measures will be in place during construction
❑ Air Quality
o Standard mitigating measures will be in place during construction to reduce dust and
noise
❑ Archeological/Cultural
o There will be a Stop Work Order in the construction documents should any artifacts be
discovered on site
ACTION: Recommendation for approval of Mitigated Negative Declarations for EA-2014-02, EA-
2014-03 and EA-2014-04
