Blaney Ave., Cupertino This is a one story frame, wood sided structure situated in a cul de sac lot off of South Blaney Avenue at the above address. The structure has five main rooms, two bathrooms, a utility room and a 1416" x 16'6" fully concreted basement. This structure has a full perimeter concrete foundation with rough sawn redwood plates. The floor is supported on rough cut 6" x 6" redwood, approximately 4-1/2 to 510" apart under the rear section. Under the living room area and over the basement is 2" x 6" rough cut floor joists 16" on center supported by post and beam construction. The entire underfloor of the house is covered with concrete. Access cannot be gained under the house for there is only 8-1/2" below girders to the concreted underfloor. Interior: All walls are covered with sheetrock and in good condition. Exterior: The exterior is covered with 1" x 6" v rustic siding that is touch- ing the ground. The foundation vents are even with the ground level. Electrical: The main electrical service is a 100 ampere breaker panel with the main ground attached to the water system. The entire wiring is not a grounded system. Items to be corrected: 1. Cut wood siding clear of dirt to maintain a 6" clearance to foundation vents. 2. Furnace shall be moved from inaccessible closet and placed in an area where furnace has clearance around the sides to conform to present codes. 3. Provide a permanent underfloor access door in new section . 4. Electrical wiring in kitchen should be changed to a grounded system. 5. Electrical wiring in basement shall be corrected to eliminate splices or placed in proper junction boxes. Survey Inspection at 103+3 S. Blaney Ave., Cupertino Page 2 6. Wiring to garage should be changed to a grounded system and wiring shall be upgraded. The building is very dated in the kitchen and bedrooms area. The living room, dining room, and utility room were added in 1948, however, the general conditions would qualify for a reasonable single family residence with exceptions as noted. Blaney Ct., Cupertino The following items were noted that do not meet the present Uniform Plumbing Code and Mechanical Code: 1. Water heater located in a closet in the main bathroom. 2. No combustion air at top of compartment and only five 1" round holes drilled in front in the floor. 3. Improper venting - fixtures wet vented; fixtures not vented at all; and cross sectional area of main has not been met. 4. Water closet has only 27" between lavatory and wall. 5. Gas service is 3/4". Nothing can be added to present line. Number of C.F.H. for length of line is o.k. 6. Water service is 3/4". Present demand is 30 units, which is over what is allowed on 3/4" meter and service for length of line. 7. Furnace is a Fraser -Johnston, 100,000 BTU. Does not have proper clearance to one wall in alcove where it is located. There is also a refrigerator in this alcove and does not have proper clearance in front of furnace for maintenance. Combustion air is o.k. 8. Dryer is not vented. 9. Washer does not have a standpipe, discharges into stationary tub, which is not vented.
