SUBJECT: Updating of Fontainbleu Apartments to meet present day codes.
The following items are changes that will be required under the 1973 Uniform
Building Code:
1. Each individual unit shall have a one-hour wall at property lines
where they adjoin another.unit. Refer to Table 5-A, 1973 U.B.C.
2. Every sleeping roam shall have at least one window or exterior door
approved for emergency exit or rescue. Where windows are provided,
they shall have sill height not more than 48 inches above the floor.
Windows. with a net clear openable area of not less than 5 sq. ft.
with no dimension less than 22 inches shall be.deemed to meet the
requirements of Sec. 1404, 1973 U.B.C., provided the sill heights
are not over 48 inches above the floor.
3. Fire warning systems: Every dwelling shall be provided with approved
detectors of products of combustion other than heat. Sec. 1413,
1973 U.B.C.
4. When these units were built, they were a Type H Occupancy and required
2 -hour vertical area separations for every 3,000 sq. ft. of floor area.
The code at that time was the 1961 Uniform Building Code and was not
as restrictive as the present 1973 Uniform Building Code.
5. If the property lines are to..be eliminated between units, the present
area separations would have to be modified to meet the present code.
6. Sound control: There is now a requirement that all single family
dwellings and apartments, where different units adjoin, there shall be
provide sound transmission control to comply with ChApter 35, 1973
U.B.C.
7. If this conversion becomes a reality, an on-site inspection should be
made to determine the extent of disrepair and also whether any remodel-
ing had been done without the City's knowledge or that the developer `
or owner agree to correct any problems created during term of his
ownership.
