AND Bruce Donahue OF City of Cupertino - Plan Check Department PROJECT Stevens Creek Apartments SUBJECT Wood Building Seismic Design Parameters We outlined the basic descriptions of the project for the building reviewer, Including building size, construction type, and project location. This included a description of Building 2 as a four story wood building on a concrete podium. We went on to discuss the nature of the lateral system for Building 2. Based on ongoing discussions on the SEAOC List Server, wood diaphragms may be considered as rigid diaphragms since the diaphragm deflection between lateral elements does not exceed twice the story drift. We then outlined our intent that the corridor walls will be designed for 100 % of the shear in the long directions of the building wings and that the shear in the short directions will be distributed between the party walls separating the units and some interior walls. We also stated that we would be designing the exterior of the building for 25% of the total shear divided evenly between the two exteriors. Bruce, the building reviewer, confirmed the assumption that the floor system (plywood sheathing with 1-1/2" gyperete topping) can be analyzed as a rigid diaphragm. He also requested that we calculate the shear wall forces exactly, based on standard rigid diaphragm torsional analysis with 5% eccentricity. We agreed to design the shear walls for those forces, but may increase the nailing on the exterior shear walls. Increasing the nailing on these walls will increase their capacity, and stiffen them, resulting in increased performance under seismic and wind loads. In our analysis, we will include the increased stiffness of the exterior walls due to their increased nailing in the rigid diaphragm torsional analysis.
