To answer this need, a plethora of lightweight flexible roofing membranes came on the market. They were easy and inexpensive to install and came with an alphabet soup of acronyms — PVC, EPDM, CPE, CPA, PIB, CSPE, NBP, EIP, etc. Fast forward to the twenty-first century. After decades of revised formulations, changing environmental regulations and stiff competition, the alphabet soup of single -ply acronyms has been pared down to the most commonly heard: PVC, EPDM, TPO and KEE. All these changes mean that selecting single -ply roofing needs to be done with care and forethought. Before a facility executive begins weighing the question of which single -ply system to use, it is important to ask whether the building is suited for a single -ply membrane. "One size fits all" is as misleading for roofing as it is for clothing. Here are some situations where a single -ply membrane is appropriate: When weight is a consideration. When some movement may be expected in the building structure. When re-covering an existing membrane. When the building is wide open and large panels can be used. Thermoplastic Membranes: PVC and TPO Single -ply membranes are usually broken down into two subgroups — thermoplastics and synthetic rubber. (Modified bitumen membranes are virtually never installed as single -ply membranes and therefore are beyond the scope of this article.) Thermoplastics have a common characteristic not found in synthetic rubbers — they can be heated and reshaped or melted multiple times. Because of this, the most common method of seaming a thermoplastic is by heat -welding the membrane. Properly melting the edges together fuses the membrane into a strongly bonded seam. There are two major thermoplastic membranes currently on the market. These are polyvinyl chloride (PVC) and thermoplastic polyolefin (TPO). A third, KEE, is manufactured by only one company. Although its use is limited, the membrane is notable for being able to pass the test of being hit with a two by four shot from an air cannon. As a result of the crash, which all three crew members survived, fuel was spilled and quickly ignited. Luckily, the fire was suppressed right away and did not spread thanks to the building's Sika Sarnafil roofing membrane. Within moments of the fire, thousands of gallons of water were dispensed in order to clean the diesel fuel off the roof. Though the helicopter's sharp rotor blades went through the membrane, the Sarnafil assembly did its job. Where an asphalt or EPDM roof would have exploded into pieces, the reinforced PVC stayed together and actually closed up after the blades were pulled out, preventing any leaks. Exception 1 to Section 110.8(i)4B: Aluminum - pigmented asphalt roof coatings shall meet the requirements of ASTM D 2824 or ASTM D 6848 and be installed as specified by ASTM D 3805. Exception 2 to Section 110.8(i)4B: Cement - based roof coatings shall contain a minimum of 20 percent cement and shall meet the requirements of ASTM C 1583, ASTM D 822 and ASTM D 5870. 0) Radiant barrier. A radiant barrier shall have an emit- tance of 0.05 or less, tested in accordance with ASTM C 1371 or ASTM E 408, and shall be certified to the Department of Consumer Affairs as required by Title 24, Part 12, Chapter 12-13, Standards for Insulating Material. Domestic water -heating -systems. Water -heating -sys- tems shall meet the requirements of either A, B, C or D. A. For systems serving individual dwelling units, a sin- gle gas or propane storage type water heater with an input of 75,(00 Btu per hour or less, and that meets the tank insulation requirements of Section 150.00) and the requirements of Sections 111 and 113 shall be installed. For recirculation distribution systems, only Demand Recirculation Systems with manual control pumps shall be used. B. For systems serving individual dwelling units, a sin- gle gas or propane instantaneous water heater with an input of 75,000 Btu per hour or less and no stor- age tank, and that meets the requirements of Sec- tions 110.1 and 110.3 shall be installed. For recirculation distribution systems, only demand recirculation systems with manual control pumps shall be used. C. For systems serving multiple dwelling units, a cen- tral water heating system that includes the following components shall be installed: i. Gas or propane water heaters, boilers or other water heating equipment that meet the minimum efficiency requirements of Sections 110.1 and 110.3; and ii. A water heating recirculation loop that meets the requirements of Sections 110.3(c)2 and 110.3(c)5 and is equipped with an automatic control system that controls the recirculation pump operation based on measurement of hot water demand and hot water return temperature and has two recirculation loops each serving half of the building; and Exception to Section 150.1(c)8Cu: Buildings with eight or fewer dwelling units are exempt from the requirement for two recirculation loops. iii. A solar water -heating system meeting the instal- lation criteria specified in Reference Residential Appendix RA4 and with a minimum solar sav- ings fraction of 0.20 in Climate Zones 1 through 9 or a minimum solar savings fraction of 0.35 in Climate Zones 10 through 16. The solar savings fraction shall be determined using a calculation method approved by the Commission. D. For systems serving individual dwelling units, an electric -resistance storage or instantaneous water heater may be installed as the main water heating source only if natural gas is unavailable, the water heater is located within the building envelope, and a solar water -heating system meeting the installation criteria specified in the Reference Residential Appendix RA4 and with a minimum solar savings fraction of 0.50 is installed. The solar savings frac- tion shall be determined using a calculation method approved by the Commission. Recirculation pumps shall not be used. 9. Space -conditioning ducts. All ducts shall either be in directly conditioned space as confirmed by field verifi- cation and diagnostic testing in accordance with Refer- ence Residential Appendix RA3.1.4.3.8 or be insulated to a minimum installed level as specified by Table 150.1-A. All ducts shall meet all applicable mandatory requirements of Section 150.0(m). Note: Requirements for duct insulation in Table 150.1-A do not apply to buildings with space conditioning systems that do not have ducts. 10. Central fan integrated ventilation systems. Central forced air system fans used in central fan integrated ventilation systems shall demonstrate, in air distribu- tion mode, an air -handling unit fan efficacy less than or equal to 0.58 W/CFM as confirmed through field verifi- cation and diagnostic testing in accordance with all applicable procedures specified in Reference Residen- tial Appendix RA3.3. H. Roofing products. All roofing products shall meet the requirements of Section 110.8 and the applicable requirements of Subsection A or B: A. Low-rise residential buildings with steep -sloped roofs in climate zones 10 through 15 shall have a min- imum aged solar reflectance of 0.20 and a minimum thermal emittance of 0.75, or a minimum SRI of 16. B. Low-rise residential buildings with low -sloped roofs, in climate zones 13 and 15 shall have a mini- mum aged solar reflectance of 0.63 and a minimum thermal emittance of 0.75 or a m n nium SRI of 0.75. Exception 1 to Section 150.1(c)11: Building inte- grated photovoltaic panels and building integrated solar thermal panels are exempt from the mini- mum requirements for solar reflectance and ther- mal emittance or SRI. Exception 2 to Section 150.1(c)ll1: Roof con- structions that have thermal mass over the roof membrane with a weight of at least 25 Ib/fe are exempt from the minimum requirements for solar reflectance and thermal emittance or SRI. 12. Ventilation cooling. Single-family homes shall com- ply with the whole house fan (WHF) requirements shown in Table 150.1-A. When a MW is required, comply with subsections a through c below: A. Have installed one or more WHFs whose total air flow CFM as listed in the CEC Directory is at least 2 CFM/fe of conditioned floor area; and B. Have at least I square foot of attic vent free area for each 375 CFM of rated whole house fan air flow CFM; and C. Provide homeowners who have WHFs with a one page "How to operate your whole house fan" infor- mational sheet. Where such bars, grilles, grates or similar 1 devices are installed, smoke alarms shall be installed in accor- dance with Section 907.2.11 regardless of the valuation of the alteration. The release mechanism shall be maintained opera- ble at all times. Such bars, grills, grates or any similar devices shall be equipped with an approved exterior release device for use by the fire department only when required by the authority having jurisdiction. Where security bars (burglar bars) are installed on emer- gency egress and rescue windows or doors, on or after July 1, 2000, such devices shall comply with California Building Stan- dards Code, Part 12, Chapter 12-3 and other applicable provi- sions of Part 2. Exception: Group R1 occupancies provided with a moni- tored fire sprinkler system in accordance with Section 903.2.8 and designed in accordance with NFPA 13 may have openable windows permanently restricted to a maximum 4 -inch (102 mm) open position. 1029.5 Window wells. An emergency escape and rescue open- ing with a finished sill height below the adjacent ground level shall be provided with a window well in accordance with Sec- tions 1029.5.1 and 1029.5.2. 1029.5.1 Minimum size. The minimum horizontal area of the window well shall be 9 square feet (0.84 mz), with a minimum dimension of 36 inches (914 mm). The area of the window well shall allow the emergency escape and rescue opening to be fully opened. 1029.5.2 Ladders or steps. Window wells with a vertical depth of more than 44 inches (1118 mm) shall be equipped with an approved permanently affixed ladder or steps. Ladders or rungs shall have an inside width of at least 12 inches (305 mm), shall project at least 3 inches (76 mm) from the wall and shall be spaced not more than 18 inches (457 mm) on center (o.c.) vertically for the full height of the window well. The ladder or steps shall not encroach into the required dimensions of the window well by more than 6 inches (152 mm). The ladder or steps shall not be obstructed by the emergency escape and rescue opening.
