GENERAL REQUIREMENTS
1. Scope of Work: Remodel master bedroom to create (2) bedrooms; remodel bathroom to
create (2) bathrooms.
2. Occupancy Groups (R-3 for residence and U for garage)

4. Project shall comply with the 2013 California Building Code (Base code 2012 1BC), 2013 CA
Residential (2012 IRC), 2013 CA Plumbing (2012 UPC), 2013 CA Mechanical (2012 UMC), 2013
CA Electrical (2011 NEC), 2013 CA Fire (2012 IFC) and 2010 CA Energy Code (2008 Building
Energy Efficiency Standards).
FLOOR PLAN REQUIREMENTS
5. Ceiling heights shall comply with the following minimums:
a) The minimum ceiling height for habitable space, hallways, bathrooms, toilet rooms, laundry
rooms and portions of basements containing these spaces shall be not less than 7 feet
(R305.1).
b) Bathrooms shall have a minimum ceiling height of 6 feet, 8 inches at the center of the front
clearance area for fixtures. The ceiling height above fixtures shall be such that the fixture is
capable of being used for its intended purpose. A shower or tub equipped with a showerhead
shall have a minimum ceiling height of 6 feet, 8 inches above a minimum area 30 inches by 30
inches at the showerhead (R305.1, Exception 2).
6. Every space intended for human occupancy shall be provided with natural light by means of
exterior glazed openings with an area of not less than 8% of the floor area of the room served.
(R303.1)
7. The required natural ventilation of an occupied space shall be through windows, doors, louvers or
other openings to the outdoors with the minimum open-able area being 4% of the floor area being
ventilated. See exceptions for mechanical ventilation. (R303.1)
8. Basements (except those only for mechanical equipment and not over 200 sq ft in floor area),
habitable attics and every sleeping room shall have at least one operable emergency escape and
rescue opening (8310_1.). Indicate compliance on plan and provide the following as plan notes:
a) Minimum net clear openable dimension of 24 inches in height (R310.1.2).
b) Minimum net clear openable dimension 20 inches in width {8310_1.3).
c) Minimum net clear openable dimension of 5.7 square feet in area. Grade floor openings shall
have a minimum net clear opening of 5 sq ft (R310.1.1,).
d) The bottom of the clear opening shall not be greater than 44 inches measured from the floor
{8310.11).
FIREPLACE REQUIREMENTS
9. The existing fireplace chimney will have a spark arrestor installed due to the project exceeding
$1000.00 per Cupertino Municipal Code Section 16.04.060.
WALL FRAMING REQUIREMENTS
10. All connections shall comply with Fastener Schedule Table R602.3(1). Imprint the Fastener
Schedule (Table R602.3(1)) on the structural plan sheets.
ENERGY CODE REQUIREMENTS
11. The following residential lighting measures shall be complied with:
a) All permanently installed high efficacy luminaires shall be switched separately from low
efficacy luminaires. (150(k)(7))
b) Permanently installed lighting in Kitchens shall be high efficacy luminaires. Up to 50% of the
wattage of permanently installed lighting in kitchens may be in lights that are not high efficacy.
(150(k)(8))
c) Permanently installed luminaires in bathrooms, garages, laundry rooms and utility rooms shall
be high efficacy luminaires OR are controlled by an occupant sensor(s) certified to comply with
Section 119 that does not turn on automatically or have an always on option. (150(k)(10))
d) Permanently installed luminaires located in other than kitchens, bathrooms, garage, laundry
rooms and utility rooms shall be high efficacy luminaires (except closets less than 70 sq. ft.):
OR are controlled by a dimmer switch OR are controlled by an occupant sensor that complies
with Section 119 that does not turn on automatically or have an always on option. (150(k)(11))
e) Luminaires providing outdoor lighting and permanently mounted to a residential building or to
other buildings on the same lot shall be high efficacy luminaires OR are controlled by occupant
sensors with integral photo control certified to comply with Section 119. (150(k)(13))
MECHANICAL PLAN REQUIREMENTS
12. Each bathroom containing a bathtub, shower or tub/shower combination shall be mechanically
ventilated (exhaust fan) for purposes of humidity control in accordance with the California
Mechanical Code, Chapter 4; and the California Green Building Standards Code, Chapter 4,
Division 4.5. (R303.3.1)
13. When the winter design temperature is below 60 degrees, every dwelling unit shall be provided
with heating facilities capable of maintaining a temperature of 68 degrees at 3 feet above the floor
and 2 feet from exterior walls in all habitable rooms (R303.8).
