The required natural ventilation of an occupied space shall be through windows, doors, louvers or other openings to the outdoors with the minimum open-able area being 4% of the floor area being ventilated. See exceptions for mechanical ventilation. (R303.1) 2. At all new and replaced doors a landing shall be provided at each grade level exit that is the width of the door and a minimum 36 inches in the direction of travel. (R311.3) 3. Basements (except those only for mechanical equipment and not over 200 sq ft in floor area), habitable attics and every sleeping room shall have at least one operable emergency escape and rescue opening complying with the following: (R310.1). a) Minimum net clear openable dimension of 24 inches in height (R310.1 .2). b) Minimum net clear openable dimension 20 inches in width (R310.1.3). c) Minimum net clear openable dimension of 5.7 square feet in area. Grade floor openings shall have a minimum net clear opening of 5 sq ft (R310.1.1). d) Openings shall have a sill height of not more than 44 inches measured from the floor (R310.1). e) The minimum horizontal area of a window well shall be 0 square feet with a minimum horizontal projection and width of 36 inches. A window well with a depth of 44 inches shall be equipped with a permanently affixed ladder or steps. (R310.2) FIREPLACE REQUIREMENTS 4. Existing fireplace chimney will have a spark arrestor installed due to the project exceeding $1000.00 per Cupertino Municipal Code Section 16.04.060. ELEVATION REQUIREMENTS 5. Exterior walls shall have the installation of a minimum of one layer of No. 15 asphalt felt, free from holes or breaks, complying with ASTM D 226 for Type 1 felt, or other approved water-resistive barrier shall be applied over studs or sheathing of all exterior walls. Such felt or material shall be applied horizontally, with the upper layer lapped over the lower layer not less than 2 inches. Where joints occur, felt shall be lapped not less than 6 inches (R703.2) 6. Exterior plaster/stucco shall comply with the following: a) Weather resistive barriers shall be installed as required in Section R703.2 and, where applied over wood-based sheathing, shall include a water-resistive vapor-permeable barrier with a performance at least equivalent to two layers of Grade D paper (R703.6.3) b) Plastering with Portland cement plaster shall not be less than three coats when applied over metal lath or wire lath and shall be not less than two coats when applied over masonry, concrete, pressure-preservative treated wood or decay-resistant wood as specified in Section R317.1 or gypsum backing (R703.6.2). c) A minimum 26 ga. galvanized corrosion-resistant weep screed with: (R703.6.2.1) 1) A minimum vertical attachment flange of 3-112 inches provided at or below the foundation plate line at all exterior walls. 2) The screed shall be placed a minimum of 4 inches above earth or 2 inches above paved a rea. ENERGY CODE REQUIREMENTS 7. Residential lighting mandatory measures: a) All permanently installed high efficacy luminaires shall be switched separately from low efficacy luminaires. (150(k)(7)) b) Permanently installed lighting in Kitchens shall be high efficacy luminaires. Up to 50% of the wattage of permanently installed lighting in kitchens may be in lights that are not high efficacy. (150(k)(13)) MECHANICAL PLAN REQUIREMENTS 8. All furnace installations shall comply with the following: a) Define a clear working space on plans with a minimum 30 inches in depth, width and height in front of the appliance. (CMC 304) b) Provide a means of disconnect (e.g. toggle switch) adjacent to and in sight from the equipment served. (CMC 308) c) Provide a service receptacle: A 120-V service receptacles shall be located within 25 feet of, and on the same level as, the equipment for maintenance_ This receptacle is not to connect to the means of disconnect. (CMC 308) 9. Single-wall metal pipe shall not be used as a vent in dwellings and residential occupancies per CMC 802.7.4.1 . PLUMBING PLAN REQUIREMENTS 10. Effective January 1, 2010, the State of California Lead Free Plumbing Law, Health and Safety Code Section 116875 becomes effective. In part, this code section states that no person shall use any pipe, pipe or plumbing fitting or fixture, or solder or flux that is not lead free (0.25% lead) in plumbing systems conveying potable water for human consumption (i.e. piping, fittings and fixtures to/at kitchen and bathroom sinks). 2 11. Water closets shall have an average water consumption of not more than 1 .28 gallons per flush. (CPC 402.2) 12. Shower heads shall have a water flow not to exceed 2.5 gallons per minute. (CPC 402.1.1) 13. Faucets in kitchens, wet bars, lavatories, laundry sinks, etc shall have a water flow not to exceed 2.2 gallons per minute. (CPC 402.1 .2) 14. Shower stalls shall have a clear interior finish area of 7.1 sq. ft. and be able to accommodate a minimum 30 inch circle at the threshold level. These clearances shall be maintained up to a height of 70 inches above shower drain. (CPC 411 .7) 15. Shower compartments and walls above bathtubs with installed shower heads shall be finished with a smooth, nonabsorbent surface to a height not less than 72 inches (6 ft). (CRC R307.2) 16. The maximum hot water temperature discharging from the bathtub, shower and whirlpool bathtub filler shall be limited to 120 degrees Fahrenheit. The water heater thermostat shall not be considered a control for meeting this provision. (CPC 414.5 & 418.0) 17. Provide a 30-inch clear width for water closet compartment and 24 inch clearance in front of water closet. (CPC 407.5) ELECTRICAL PLAN REQUIREMENTS 18. Installation of smoke alarms shall be in all of the following new and existing areas: (R314.3) a) On the ceiling or wall outside of each separate sleeping area in the immediate vicinity of bedrooms. b) In each room used for sleeping purposes. c) In each story within a dwelling unit, including basements but not including crawl spaces and uninhabitable attics. 19. Installation of carbon monoxide alarms shall be in the following area: (R315.1) a) Approved carbon monoxide alarms shall be installed outside of each separate sleeping area in the immediate vicinity of the bedrooms and on every level including basements in dwelling units that have fuel-fired appliances or attached garages. 20. A minimum of two 20 amp small appliance branch circuits shall be provided for all receptacle outlets in the kitchen, dining room, pantry, or other similar areas. (CEC 210.11(C)(1)) 21 . At least one 20 amp branch circuit shall be provided to supply laundry receptacle outlets. Such circuits shall have no other outlets. (CEC 210.11(C)(2)) 22.
