Please see the comments below from my review and indicate revisions on plans and provide a written response to the following comments for the formal application submission. The Planning Division may ask for additional information or revisions even after initial revisions are addressed. Submittal Requirement: After all comments are addressed and corrected, email or bring in a USB flash drive with a PDF of the complete plan set, each sheet as individual PDFs, and a response letter. No paper plan sets will be taken in at the counter. Additionally, bring to the counter a completed and signed application and the Public Works Confirmation form. Below are the estimated planning fees:  Minor Residential Permit, see comment #1 - $2,311  Public Noticing Fee – $268  Categorical Exemption from CEQA – $180  County Filing Fee – $50  Estimated Total - $2,809 General Comments: 1. A Minor Residential Permit is required for all addition that encroach into the 20 foot required rear yard setback. 2. Please provide a Title Report to verify ownership, easements, and other restrictions tha t exist on the property. 3. Please contact the Public Works Department at (408) 777-3354 to see if a Public Works Confirmation form is required. If so, please fill out the confirmation application form to bring to the counter at time of building permit submittal and pay the $329 fee with Public Works. Project Data (Sheet 1) 4. Include a separate breakdown for eaves, overhangs, and covered porches/patios. Be sure to calculate this into lot coverage. Based on the square footages for existing and proposed structures, the FAR square footage should be approximately 2,809 SF. The front porch is not an enclosed structure and is only factored into lot coverage calculations, not FAR. Site Plan (Sheet 1) 6. The County Tract Map shows a 5 foot Public Service Easement (PSE) and a 5 foot Wire Clearance Easement (WCE) along the west (left side) property line. Please reflect this on the site plan. Ensure that all structures and appurtenances within the WCE are kept under 15 feet in height measured from natural grade. 7. The Country Tract Map shows a 2 foot PSE rather than a 5 foot PUE shown on the plans. Please revise. Elevations (Sheet 2) 8. Please provide a first floor building envelope. The maximum exterior wall height and building height must fit into the building envelope measured at a twenty-five (25) degree roof line angle projected inward at a ten (10) foot high vertical line from natural grade measured at the property line. See CMC Section 19.28.070(J)(3). 9. Please include cardinal directions (north, east, south, west). Proposed Floorplan (Sheet 4) 10. It does not appear that the garage is meeting minimum unobstructed 20’x20’ interior garage dimensions. Please note that the garage may remain nonconforming provided that the square footage necessary to bring the garage into compliance be reserved and calculated into FAR calculations for a future garage upgrade.
