After reviewing the application, Planning Division staff has determined that your application is incomplete in accordance with the Permit Streamlining Act (California Government Code section 65920). Please find below the remaining items that will need to be addressed prior to your application being deemed complete. General Comments: 1. Thank you for providing the Grant Deed to verify ownership of the property. Additionally, please provide a preliminary Title Report (current within 6 months) or Chain of Title to verify easements, covenants, and restrictions that may exist on the property. Project Data (Sheet 1) 2. The lot coverage is currently exceeding the maximum allowed 50% coverage. Please revise plans as necessary to meet this requirement. 3. Please ensure the lot is maintaining the minimum usable rear yard area. The minimum usable rear area is calculated at 20 times the width of the lot measured from 20 feet from the front property line. The boundary area for usable rear yard is the back of the building wall and the rear and side property lines. Please indicate the yard area on the plans. The Planning Division may ask for more information after you respond to these comments. To avoid having to reapply and pay new fees, please address the above comments within 60 days.
