Dear Mr. Sridharan,
Thank you for your plan set submitted on April 11, 2017 for the above referenced permit on the property
located at 20087 Somerset Drive. After reviewing the application, Planning Division staff has determined
that your application is incomplete in accordance with the Permit Streamlining Act (California
Government Code section 65920). Please find below the remaining items that will need to be addressed
prior to your application being deemed complete.
General Comments:
1. Please provide a preliminary Title Report (current within 6 months) to verify ownerships,
easements, covenants, and restrictions that may exist on the property.
2. Indicate if any new landscaping is proposed. Refer to Cupertino Municipal Code Chapter 14.15
regarding landscaping requirements. If new landscaping exceeds 500 square feet, prior to
Building permit issuance please submit Appendix A to confirm that proposed landscaping will
utilize water-efficient plant material and irrigation systems.
Project Data (Sheet 1)
3. Include a separate breakdown for eaves, overhangs, and covered porches/patios. Be sure to
calculate this into lot coverage.
4. Please ensure the rear yard is meeting the minimum usable rear yard area. The minimum usable
rear area is calculated at 20 times the width of the lot measured from 20 feet from the front
property line.
Elevations (Sheet 2):
5. The existing chimney is currently within the 5 foot Wire Clearance Easement (WCE), which limits
structures to 15 feet in height. If any exterior changes are proposed to the chimney, it must be

modified to meet this height requirement. Otherwise, please make a note on the plans that no
changes are proposed to the chimney.
6. Please label cardinal directions (North, East, South, West).
7. Note on the elevation plans the following in large bold letters, "Any changes to the approved
colors, materials, and exterior finishes shall be reviewed and approved by the City of Cupertino
Planning Division prior to installation/application."
The Planning Division may ask for more information after you respond to these comments. To avoid
having to reapply and pay new fees, please addre ss the above comments within 60 days. Applications
that remain inactive beyond 60 days will be permanently closed. If you have any questions, please contact
