Dear Ligeng,
Thank you for your application submission received on July 2, 2018 for the above
referenced permits located at 18660 Runo Court. After reviewing the application
documents, Planning Division Staff has determined that your application is incomplete in
accordance with the Permit Streamlining Act (California Government Code Section 6592).
Please find below the remaining items that will need to be addressed prior to your
application being complete. Provide a written response to each of the comments as part
of the resubmission.
General Comments:
1. Full Landscape Submittal: A Full Landscape Documentation Package is required
based on the proposed square footage of new landscaping. Please submit the
Water Budget Calculations (Appendix B) and grading design plans per CMC
Chapter 14.15.050.
Site Plan (Sheet A21
2. Backyard Tree: The site plan calls for a new tree near the pool equipment that is
not reflected on the landscape plans. Please address.

3. Please re -add the calculations for "L" and include this in FAR calculations. Also,
ensure that FAR calculations are updated on Sheet A-1.
Landscape Plans (Sheet L1)
4. Privacy Trees: In order for existing trees to satisfy the requirements of privacy
planting, a letter from a certified arborist or licensed landscape architect must
provide documentation that these trees can sufficiently satisfy the requirements of
adequate privacy screening. Additionally, please identify the species of existing trees.
