Staff received comments from two neighboring property owners regarding the proposed project. A neighbor along the southern side property line had concerns regarding privacy and visual impacts created by the new construction. Although not required as the proposed windows along this side propose windowsill heights over five feet in height and are therefore exempt, the applicant has agreed to keep two existing trees along the side property line to mitigate visual impacts. A rear yard neighbor had concerns about the potential impacts posed by the proposed privacy plantings to an existing underground water line that runs along the rear (eastern) property line. The project 10400 S. Stelling Rd (Lot B) Page 4 of 5 R-2017-22 applicant reached out to the neighbors and obtained a privacy waiver to waive the privacy planting along the rear property line. Please note that if this permit is not vested within a year, it shall expire on April 5, 2020.
