DISCUSSION The applicant, Jim Redman, representing James and May Topper, is requesting to make rear yard landscaping enhancements at an existing single-family residence at 22249 Hammond Way. The subject property is located in the Oak Valley Planned Development District, and any significant exterior changes require approval by the Director of Community Development. The proposed enhancements include: • Native, drought tolerant, and fire-resistant plantings in the rear private open space easement • New colored concrete walkway and patio • Installation of new pond and seat wall • New arbor and seat wall, with built-in fireplace and hearth • Extension of the existing ground floor deck • New outdoor barbeque in the deck area • Removal of non-native, non -protected trees and replacement with native trees • Reduction of existing lawn area • Reduction of total water usage by 30 percent The proposed rear yard accessory structures, handscape, and landscaping enhancements are consistent with the Cibla ord'maace and the pertinent development standards and design guidelines prescribed in the Oak Valley Planned Development District.
