Attn: Greg Casteel Re: 10750 N. Wolfe Rd. 2nd & 3rd Floor Private Decks & Walkways Repair Dear Mr. Casteel, This letter is to address the resident's safety & egress for buildings 1,2,3,5,6,7,8 & 9. Our scope of work is to remove and replace the concrete topping slabs on the second and third floor walkways and private decks. Remove and replace the plywood sheeting and waterproofing and repair all dry rot we find on 8 separate buildings. We have proposed to the complex owners that we will only work on 1 half of each build at a time. We will make sure the tenants have access to and from their units at all time with interrupted access from 8:30 AM to5:00 PM Monday through Friday. We have foremen with radios on each floor during the construction day to clear a safe path for tenants. We will maintain at least 2 paths of travel at all time with a fire watch if needed if one of these exits are compromised. We understand that if the Master bedroom exits out onto the decks we will need to maintain an emergence exit at the end of each day. If the living room exits out onto the deck and we have another exit, we will place a temporary piece of plywood over the door to discourage the tenants from using these decks. At the stair locations where we need to repair water damage, we will direct the tenants to use an alternate route during the work day. At the end of the day we will make sure the tenants have two paths of travel and two exits. If for any reason two exits are an issue we will provide a temporary set of stairs. Along with the temp stair we will notify the city & fire dept., post signs, exit maps and notify all of the affected tenants with a letter. MRC will use this case as a last resort and will do everything we canto avoid this situation. The safety of these tenants is our most important issue and would like to work with you to come up with the best options for this project since we will be on site for the next year.
