APPLICANT: NewmanProperties ADDRESS; 1101 San Antonio Rd., Mountain View, Calif 94040 LOCATION OF PROPERTY Northwest corner of Sunnyvale -Saratoga Road and McClellan Road ZO�dE CG (General Commercial) FIRE ZONE 2 G,IHEREAS, the Architectural and Site Approval Committee has reviewed the application with regard to the areas of aesthetics and site plan, THEREFORE, BE.IT RESOLVED THAT THE COMMITTEE RECOMMIENDS.approval of the site, architecture,, landscaping and under.grounding of utilities, subject to H-Control Standard Conditions, and as indicated on Exhbits A, B, B--1, B-2, B-3, B-4,;C, D, E, and F, and the lighting plan as submitted, and subject to the following exceptions and changes° 1, That provision be -made for parking of bicycles for each shop and tenant 2. That.air conditioning units on the tops of all buildings be so placed that they will be out of the line of sight of pedestrian and vehicular traffic, 3. That the six foot (6°) concrete block wall surrounding she commercial " development separating the residential development be of=snatching color and texture compatible with the construction of the buildings, 4< That the air conditioning equipment on the roof of Sambo°s have a screen mounted atop of the west wall; the screen to be made of red- wood lumber identical to the fascia board that is in front of Sav-On Drugs and Ralph's Supermarket.. 5. That a minimum of nine 15--gallon trees be planted on the north wall of Ralph's Supermarket in three clumps of three trees each so as to break up the large wall mass. 6 That two 15-gallon trees be planted on the west wall of SamboQs Restaurant compatible with the architectural treatment as described in Exhibit B-4 7. That the sign plan be continued to allow the applicant to revise the sign: program for the Center. RESOLUTION NO. 228 HC-51,19-9ft.1 8. That the l.andscapin-,/o --street parkin; plan involving the front of Sambo's Restaurant on Saratoga -Sunnyvale Road be modified to reflect Revision A as prepared by staff allo-,aing for the increase of the planter strip from two feet (2') to- approyimately nine feet (9'). 9. That the striping plan for the major parking lots be modified to provide a walkway between the cars from Ralph's Supermarket to Sambo's and from the Sav--On Dr_igs facility to the bank. 10. That three (3) short sidewalks be provided through the landscaping from the perimeter public side::,11.ks to Sambo's, the banking facility and to the smaller shops located within Building "D" on the south elevation from McClellan Road. 11. That all trees planted should be a minimura of 5-gallon trees and six foot (6') in height according to H-Control. Special Condition F. 12. That landscaping in the Building "C" service area be modified to provide screening for viewers L`rom McClellan Road by adding land- scaping necessitating the removal of two parking spaces between said service area and i1cClella_-i road. The modification shall involve the deletion of two stalls adjacent to and perpendicular to McClellan Road and the plact_ment of a bermed landscaped area. 13. That the planter boxes in front of the major tenants be increased by 50% (in nunber and area). 14. That all parking and security '_ighting will be designed in a manner which will. preclude the shinin;, of light into adjoining residential property. 15. That a lighting plan relative to security lighting on the west side of the major shopping center building be referred to staff for approval. 16. That the Architectural and Site Approval Committee compliment the applicant on his excellent presentation and willingness to modify his plan. 17. That -the applicant work with the City staff and the owner of the service station to resolve landscaping plans on the west side of the service station to make it compatible with landscaping on the north side of the service stat-ion property. All conditions outlined herein are subj(�ct to the approval of the City Council and their action is required for final approval of this application. -2_.
