Staff 'ember Cowan reported additional review of this application had
shown there was a discrepancy on s._tback which would require a variance

Staff 11amber Cowan said the application had been approved by the Planning
Commission and City Council and us:_ permit allowed. He showed slides of
property which now has an abandone. Shell Service Station on it. He
pointed out that station and exist-'_ng landscaping, as well as existing
sign, will be removed, and replac`1. iia pointed out a proposed
meandering sidewalk to be placed on eastarly and southerly property
lines, indicating Lilo City's intan,_ion to use this consistency of
design from Stevens Creel: Boulevar{i to Freaway 2100; a trend to be
followed by future development in this area.
Mr. Cowan, using the proposed site plan, pointed out the traffic flow
pattern. He indicated that someti:-e in the future there would be a
median which would block Alves Dri7s ingress. He noted the problem
of spill -over had been solved by applicant. Applicant has indicated
there will be an automatic sign on site which will direct traffic.

Member Koenitzer said he liked the building as it didn't Look like
a box with tile around the top edge. He suggested lowering roof
line 2 or 3' and enclosing columns on canopy with precast material 1
to tie in with the building- j
Member Salla.n ascertained the canopies were of steel because of
fire hazard. She also felt they could be made to look more
attractive by some type of exterior approach.
Chairman Sargent indicated his appreciation of the applicant's
attempt at doing something different. He noted the office space
seas .not as wideproportionately as the car wash side. Mr. Wong
said this was due to new equipment and design to Beep noise down,
and also make equipment last longer. Chairman Sargent indicated
he was not satisfied with design; end view not architecturally
pleasing and this will be seen from.Sarstoga--Sunnyvale Road.
He said the : radical. change in roof pitch was appealing, but
questioned the necessity of having the utility side as wide as the

Member Sallan said her main concern was height of wall in center. She
would prefer a lower profile. She asked if the height could be lowered
without changing aesthetics. Mr. Wong said it could be lowered to
approximately 16'.

After further discussion and suggestions for change, Chairman

Chairman Sargent then reported' that several discussions had taken
