OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
SITE, ARCHITECTURE, LANDSCAPING AND LIGHTING AND
APPROVING SIGNING FOR A RESIDENTIAL DEVELOPMENT
CONSISTING OF 36 SINGLE-FAMILY CLUSTER LOTS.

FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect to this
application:
1. That the proposed development plans as amended by conditions contained
in this resolution substantially satisfy the intent of"condi-tions'
imposed by the Planning Commission in Resolutions 'No. 1828'.,...1829' and
1830.
CONDITIONS OF APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that they
® do not conflict with the special conditions enumerated herein. In the event
a conflict does exist, the special conditions as enumerated herein shall
apply.
9. The recommendation of approval is based upon Exhibits A, A-1, A-2, B, B-1,
B-2, E, E-1, E-2, E-3, and F of this application except as may be amended
by special conditions contained herein.

10. Architecture for the perimeter acoustic control barrier is not approved at this
time. Said details shall be reviewed and approved by the Architectural and
Site Approval Committee prior to issuance of building permits.
11. Exhibits A and A-1 are approved with the following exceptions, said elements
to be revised to the satisfaction of the Architectural and Site Approval
Committee prior to issuance of building permits:
a. Final alignment of the perimeter acoustic barrier.
b. Landscaping adjacent to Stevens Creek Boulevard and California Oak Way.
12. The final site plan submitted at the building permit level shall specify
precise open fencing locations. Dark brown steel frame/wire mesh fencing
shall be limited to the northerly and westerly property lines of the site;
fencing adjacent to California Oak Way shall be as per Exhibit A-2.

13. Applicant shall supply a precise site plan specifying all dimensions
at the building permit level; said plan shall reflect substantial conformance
with the approved conceptual plan and shall be in compliance with City of
Cupertino Standard Details.
14. The applicant shall supply pedestrian path lighting fixture details at the
building permit level.
15. The Architectural and Site Approval Committee or its staff shall retain
authority to review lighting intensity of any exterior fixtures approved
under this application and to require correction of off -site intrusion
impacts.
PASSED AND ADOPTED this 18th day of January, 1979, at a::regular meeting of the
Architectural and Site Approval Committee of the City of Cupertino, State of
California, by the following roll call vote:
