Reso 0868HC-51,088.41 r ti RESOLUTION NO. 868 OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF A SIGN PROGRAM FOR A LIGHT INDUSTRIAL BUILDING CONSISTING OF ONE FREE-STANDING STRUCTURE IN EXCEPTION OF 6.03.3 OF ORDINANCE 746 PERMITTING A FREE-STANDING SIGN ON A LOT WHICH DOES NOT MEET THE "200-RULE" CRITERIA. PROPERTY OWNER: Sierra Land Company, c/o Ford Land Company APPLICANT: Pizza Time Theatre Incorporated ADDRESS: 10060 Bubb Road, Cupertino, California 95014 LOCATION OF PROPERTY: East side of Bubb Road in the West Valley Industrial Park ---------------------------------------------------------------------------------- FINDINGS: The Architectural and Site Approval Committee finds as follows with respect to this application: 1. Consistent with provisions of Section 11.01 of Ordinance 746, the requested exception will provide for the safety and convenience of the public, and establish identification consistent with the purposes and intent of said ordinance for the subject business. a. Certain characteristics of subject site preclude adequate building -mounted sign visibility. Said characteristics ® include the presence of specimen:. trees which obscure the west elevation from view; narrow and deep qualities of the site; and the rapid and curving.nature of Bubb Road vehicular movements. 0 b. Therefore, public safety will be ensured and practical difficulties will be reduced for the citizen attempting to locate the subject business, -by providing a means of identity which distinguishes that business from adjoining land uses, consistent with Criteria 3, 4, and 5 of Section 1.03.2 of Ordinance 746. 2. The requested free-standing sign for subject site will maintain continuity in identification format throughout the West Valley Industrial Park. CONDITIONS OF APPROVAL: 1-8. Architectural and Site Approval Standard Conditions to the extent that they do not conflict with the special conditions enumerated herein. In the event a conflict does exist, the special conditions as enumerated herein shall apply. 9. The recommendation of approval is based upon Exhibits F and F-2 lst Revision of this application except as may be amended by special conditions contained herein. -1- IIC-51, 088.41 Resolution No. 868 (continued) 10.
