OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO APPROVING A SIGN PROGRAM
AND RECOMMENDING APPROVAL OF SITE, ARCHITECTURE,
LANDSCAPING AND LIGHTING FOR AN OFFICE BUILDING
CONSISTING OF APPROXIMATELY 17,200 SQ. FT.

FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect
to this application:
1. The proposed development is consistent with approval granted by the
Planning Commission under Resolution No. 1863.
CONDITIONS OF APPROVAL:
1-8. Architectural and Site Approval Standard Conditions to the extent that
they do not conflict with the special conditions enumerated herein. In
the event a conflict does exist, the special conditions as enumerated
herein shall apply.
is 9. The recommendation of approval is based upon Exhibits A, A-1, A-2, B, B-1,
C and E of this application except as may be amended by special conditions
contained herein.
10. A precise landscape plan shall be provided at the building permit level.
Trees and shrubbery materials shall be a minimum of 15 and 5 gallon in
size, respectively, with the exception that perimeter trees adjacent to
Miller Avenue and Richwood Court shall be 24 inch box specimens.
11. The Architectural and Site Approval Committee or its staff shall have the
authority to review and require correction of any off -site light intrusion
impacts from exterior fixtures approved under this application.
12. The Architectural and Site Approval Committee or its staff shall have the
authority to review and require correction of any off -site light intrusion
impacts from any sign approved under this application.
13. The concrete bases of approved exterior lighting fixtures shall be modified
to the less obtrusive and submerged where possible, sugject to the review
and approval of staff.
14. The Betula Alba situated adjacent to the southern perimeter of the parking
lot shall be located further south to minimize adverse impacts on vehicles
parked in said area.

15. The lighting fixture depicted on Exhibit A is not approved; the approved
fixture is specified on Exhibit E.
16. Handicapped stalls shall be marked and provided with appropriate signing,
subject to review and approval by the City Traffic Engineer.
17. The masonry wall proposed for a portion of southern property line shall be
comprised of materials as per Exhibit A-2.
18. The site plan (Exhibit A) shall be modified at the building permit level
to reflect the revisions specified on Exhibit A-1.

Architectural and Site Approval Committee of the City of Cupertino, Sate of
California, by the following roll call vote:
