OF THE ARCHITECTURAL AND SITE APPROVAL COMMITTEE
OF THE CITY OF CUPERTINO RECOMMENDING APPROVAL OF
SITE AND LANDSCAPE MODIFICATIONS TO AN EXISTING
FREE-STANDING RESTAURANT FACILITY.

FINDINGS:
The Architectural and Site Approval Committee finds as follows with respect to
this application:
1. The proposed modifications satisfy the intent of Condition 17 of
Planning Commission Resolution No. 1932.

they do not conflict with the special conditions enumerated herein. In
the event a conflict does exist, the special conditions as enumerated
herein shall apply.
9. The recommendation of approval is based upon Exhibits A, C, C-1, and C-2
of this application except as may be amended by special conditions contained
herein.
10. The applicant shall supply a precise landscape and irrigation plan at the
building permit level, subject to staff review and approval. Trees and
shrubs shall be a minimum of 15 and 5 gallon in size, respectively.
11. Planter areas shall be provided adjacent to the east elevation of subject
building. Detailes of the planters and materials therein shall be submitted
to staff for approval.
12. The Maytenus Boaria proposed on the Exhibit C tree list is approved; the
applicant may consult with staff if alternative or additional tree types
are desired.
13. Junipers shall be deleted from the shrubbery materials list specified in
Exhibit C.
14. Exhibit A shall be revised at the building permit level to specify a written
dimension of 30 ft. length for.the parking lot landscape island.
15. Curb ends for the parking lot landscape bed shall be modified to incorporate
a radius acceptable to the Public Works Department.
16. The two existing landscape beds adjacent to the south elevation of subject
building shall be replanted with shrubbery materials which provide significant
height and color, subject to staff approval.
17. Subject to staff approval, at least one tree shall be provided in the
10 ft., ex,enson. area,_ -off the,••Stevens Creek Blvd,,fzontage landscape bed.

18. The applicant shall proceed with tree preservation measures as specified
in the letter of Richard B. Marsh, Landscape 'Ar.thi.tect, ; dated. J.une".19,::.1979
(Exhibit C-2). In the event that subject Redwood tree dies, the applicant
shall provide a suitable replacement, subject to staff approval.
